I arrived on site and met with the homeowner. After discussing his concerns, we turned water onto the toilet in the downstairs powder room bathroom. After several minutes, we discovered water dripping from the supply line. After receiving authorization, I replaced the supply line, but found an additional leak coming from the gasket at the fill valve. After receiving authorization, I performed a minor toilet repair and replaced fill valve and flapper as well. After restoring water, there were no leaks found at this time. While on site, I also assisted the customer with removing a toilet seat in the upstairs master bathroom. After the seat was removed, customer advised he would be installing the toilet seat. After cleaning my work area, I collected payment and left the site.

Arrive for one system fall maintenance on 2019 Trane gas pack. Clean flame sensor, inspected blower compartment and housing. Inspected heat exchanger. Gas pressure is set correctly. All other electrical tests within manufacturer specs. Tested all safeties. Left system running.

Arrive for two system fall maintenance on two 2019 Trane furnaces. Clean flame sensors, inspected heat changers. Inspected blower compartments and housings. Checked and adjusted gas pressures. All other electrical tested within manufacture specs. Tested all safeties. Left systems running. Going to get recommendations for surge protectors. also going to offer attic tent for upstairs.

All right for callback due to smell in the house after replacing heat exchanger and some other parts. Customer stated that she noticed when there was no steam coming from the exhaust pipe is when she smelled it the worst and it happened last night. It was fine up until last night. Checking system out I did notice lots of water built up in the flue pipe where it meets the furnace. Putting a level on the furnace. I noticed it was not level and sloping back towards the flu connection. I raised furnace and re-strapped it and re-glued all connections at the furnace. Also noticed where flu terminates through the brick, the 45° PVC fitting was cracked in half. I cut that out and replaced it while on site also. Let customer know if she smells anything tonight to give us a call back and let’s see how these two fixes go. Ran system for a while and she did not smell anything while I was here.

Once approved, we will return to perform the following: - Turn water off at angle stop - Disconnect/remove existing metered faucet - Supply/install new faucet - Restore water and test Exclusions: any additional plumbing concerns that need to be addressed at the time of service will alter the scope of this estimate and will incur additional charges as needed. Material - $ 415.00 (new faucet with metering valves) Labor - $370.00 2/14/25 - I arrived on site and met with management. Next, I gained access to the bathroom and confirmed water was off. I removed existing faucet cartridges and installed the new replacements. I also tightened the faucet spout as it was loose to the countertop. After completing repairs, I restored water and tested. Metering faucet operated properly at this time. I notified management of completed work and left the site.

Backflow is on 1” brass nipples -Shut water down at meter -Remove old backflow -Install new zurn 375xl -Install close nipples and union on incoming side -Add rock base per Charlotte City Backflow Requirements -Test -Clean up area Arrived on site, replaced backflow center section that was cracked. Tested after install and everything is good at this time. Also laid a bed of gravel under backflow per code.

Garage: Home has a Jacuzzi Tankless(J-SN18F2- indoor unit) water heater that is emitting a smell when in use. Gas company has been out to assess gas line, no gas leaks found, however CO2 was detected at vent. Used combustible gas detector to check gas line up to unit as well gas valve in unit and seals around combustion chamber(no leaks detected). Checked venting to verify metal style(non condensing) was used, removed 90 from top of heater to check seal and reseated. Checked pipe to hubs to verify each section was fully seated and no obvious blockages/breaks were seen from termination. **Unit termination is not within 4’ of widows/openings of home. Ran hose from hot side service port, ran water to allow tankless to function, unit components initialized/shut down normally, no error codes or shut down of unit after 10 minutes of usage. No obvious signs of leaking around combustion chamber or exhaust/air intake connection of water heater. ***Tankless set to 140 degrees on arrival, te

Perform fall maintenance on 10 systems. All 10 systems have Remi halos that were installed in 2021 and have not had the sales replaced. One of the units sale has already gone bad. Going to recommend replacing all 10. Noticed four regulators from 1997, it is recommended to replace them after 15 years. Also noticed four systems have silica. Dust buildup on the igniters. One is under warranty still. One of the older units has a blower motor that has bearings that are starting to go bad, there’s a lot of play in the shaft. Also on the same unit inducer motor is pulling high amps. Would also recommend replacing that. Tested all safeties, cleaned all flame sensors. Changed all filters. Checked all gas pressure. Inspected all heat exchanger. Left systems running.

I arrived to the customers home to perform a one system heating maintenance. I checked all electrical as well as checked refrigerant charge and got a temperature split. I checked heat strips and also the contactor and capacitor. There was a great amount of biological growth inside of the air handler and blower wheel as well as on the evaporator coil drain pan with significant amounts of rust. The heat strips did work, but they were making a very loud humming sound as well as biological growth all over the high-voltage wires and contactor. This system is 20 years old and needs to be replaced. System is operational at the moment, but I have concerns about the amount of biological growth.
