Performed A two system AC maintenance. Checked blower capacitors and blower amps as well as flushed the drain lines. Noticed the drain pans were very rusted and I advised homeowner to Change out as soon as possible. Recommended easy traps for the drain line so that the water if it backs up will not drip into the pan. I also got Delta tea and clean both outdoor coil’s. I checked compressor amps and also fan amps. Fan amps were high On the upstairs unit so I advised the homeowner to replace, see estimate for replacement price. I also checked the dual capacitors and contactors. The Contactor for upstairs was burnt and Pitted so I advised homeowner to also replace and they wanted to hold off on any repairs for now. Both units are cooling at this time.

Performed one system cooling maintenance upon arrival the door would not turn on and cooling mode and outdoor unit shut off Michael and I inspected the unit for 20+ minutes before creating an estimate for a new blower wheel module then the blower started working perfectly turned power on and off several times and the blower worked each time refrigerant temperature and pressures were OK. Capacitor was OK. System was working as intended. Customer request that only Vic and Michael will be the Techs assigned to her.

Performed with one system cooling maintenance. Found a dual capacitor completely failed. This was upon arrival. It was popped. Replaced today. The one pole contactor was severely burned and pitted. Replaced today. The blower motor capacitor was failed. Replaced it today. There is organic growth inside the equipment. This is most likely due to overflow drain. System is low on refrigerant. 22. Most likely leak leaking from the evaporator coil, which is severely rusted and corroded. Due to the age, condition, refrigerant type, and efficiency it is recommended that you replace the system. Refrigerant 22 is seriously outdated. The heat pump does not operate as intended. Condenser does not cycle on in heat mode. Informed customer of diagnostic charge to dive into the heat side of this. Declined at this time.

Performed a two system cooling maintenance. Checked blower amps and got a temp split also flushed the drain lines. I checked two filters as well as capacitors and Contactors. I checked compressor amps and blower amps also cleaned the outdoor coils. Both of these systems are operating normal at this time. Recommended hard starts.

Arrive for complaint of system not coming on when it should and having to raise temperature too high. They think the room sensor that is attached to the system is not operating properly. I connected the thermostat to Wi-Fi and disabled the sensor from the thermostat and it is now reading at the thermostat and is reading 2° colder than the sensor was telling it. Going to go with this and see how it works and if not, we can come back and reinstall the sensor to the system. Service call fee add membership

Arrived to the homeowners home to perform a one system cooling maintenance. I changed one filter and got the delta T. Checked Contactor and capacitor and also inspected the blower wheel. I cleaned the outdoor coils as well as checked blower and fan amps. This system is operating properly at this time.

To provide a sewer line repair as follows. - City Utilities located for repairs - Provide excavation equipment - Excavate area where issue is located - Make repairs to section of piping - Test - Backfill excavated area - Seed and straw location - Clean up location *** Install 2 way clean out just outside house *** Exclusions: Any landscaping grass, bushes, plants, trees, or mulch that may need to be removed to make improvements from sewer line issue are to be replaced by others. If there is any irrigation lines or wires at location that are not marked and get damaged will be responsibility of client. If any asphalt or concrete needs to be removed for repair process it will change scope of project and incur additional charges. 2/11/25 - we arrived on site and met with homeowner. After confirming work, we began excavating to expose the sewer line. After exposing the sewer line, we found the cast-iron drain line was broken at the indicated location. Met with Maintenance on site - Went to sea life and inspected repair previously installed roughly 1 year ago - After thorough inspection, it appears to be condensation buildup coming from the exterior of the pipe. - The room we are in is very humid, insulation would be needed to help with this

Came out today to perform the one system AC maintenance wall on the maintenance. I examined the outdoor package unit when I arrived. I found that the unit had blown its low-voltage fuse and was not working at all when I examined why this was . The cause was due to some bad wiring from the manufacturer. They had ran the wire running right alongside a pipe that gets red, hot and overtime the pipe had melted through the wires insulation and made contact with the bar metal wire, which when the thermostat called the signal for cooling it was causing that low-voltage fuse to short to ground and trip after moving all of the wires away from that pipe and using a bit of electrical tape around the burnt wire I put a new fuse in the unit, and the unit began working perfectly. Should have no other issues at this time.

Arrive for one system spring maintenance on 2021 split hybrid York AC. Cleared drain line, inspected blower compartment and housing. Checked filter for cleanliness. Got temperature differential which was 16° but it was 51° outside and raining also. Refrigerator charge looks good. All other electrical testing with the manufacturer specs. Washed condenser coil. Left the system running.
