Manager shown me to issues - Health inspector noticed an issue with the outdoor mop sink faucet - Appears to be leaking from the vacuum breaker - This is a Woodford Model 22 - They also said this has been repaired before - Recommend replacing this faucet, and also adding shutoff valves behind in the wall with an access panel to shut off during freezing temperatures - Will send estimates

Performed a one system AC maintenance. Checked the drain, got a temp split and also checked the filter. Cleaned the outdoor coils and checked refrigerant charge. I also checked the Contactor and capacitor. Showed homeowner how to properly work the thermostat as well. This system is operating normal at this time.

Garage: Home has an AO Smith 50 gallon direct vent water heater(2004) that is leaking internally at base of unit, water heater is still providing hot water. Will provide homeowner with estimate for “like for like” water heater replacement as well as estimate for install of Hybrid water heater.

I came out today to perform the three system AC maintenance on the home when I arrived. I examined the two units in the attic as well as the unit in the basement. Alter units had a temperature drop 20° which is good. It should be anywhere between 18 to 22° we also examined all of the starting components for the indoor equipment and they were all reading properly and operating at this time. All three systems have water safety switches and back up switches already present and they are functioning properly. we flushed all three drains while we were here and examined the blower wheels on all three systems. They were looking good at this time. We then went outside and cleaned the outdoor condensers as well as checked all of their starting components and refrigerant pressures the refrigerant pressures for all three systems were looking good and the starting components for most of the equipment was reading within manufacturer specifications. Arrive for one system cooling maintenance on 2017 split Lennox. Cleared drain line, had to cut and re-glue drain as it is not serviceable. There is no clean outs for the drain line itself. Going to recommend modifying drain line and also adding float switch to coil to keep water from getting to drain pan underneath in case of back up. Inspected blower compartment and housing. Run capacitor on blower motor tested within range. Filters looked OK, advised customer that they do not need to put filters at the grills if they have a filter at the unit. Refrigerant charge looked OK. Dual run capacitor is right at rated tolerance of 42.7 out of 45 on compressor side. They have a tolerance of 5% and this is right at 5%. All other electrical tested within manufacturer specs. Chemical washed condenser coil. Left system running.

Arrive for one system fall maintenance on 2007 Trane gas pack. Clean flame sensor, inspected heat exchanger. Did notice some heat stress on exchanger but nothing too serious. Will need to monitor blower wheel and assembly is pretty dirty and caked up with dirt and debris. Going to recommend pulling and cleaning. Also noticed lots of dirt and buildup on evaporator coil, going to recommend cleaning that as well. Also noticed gas line is directly under outlet for the flu pipe. This has been dumping hot air onto the shut off valve for 18 years, and looks like it has developed a crack. Regulator also looks to be about 18 years old and is recommended to replace after 15. Also needs freeze protection added to it as it is outside. Going to give options for cleaning and replacing parts. Checked gas pressures and they are set correctly. Tested all safeties. Left system running.

Preformed a 1 system Ac maintenance on a 2022 Trane AC. During this visit I flushed the drain line, check temperature split. I’ve also checked refrigerant pressures. Visually inspected all wiring and checked electrical components. Chemically washed the outdoor condenser coil for better efficiency.

I arrived on site and gained access to the home, using a key supplied by the customer. Upon entry, I found the vanity sink to be replaced with its replacement on the counter. After notifying the customer pricing, I was authorized to replace the faucet. I removed the existing vanity faucet from the hallway, bathroom and installed the new customer supplied vanity faucet in the same location. After completing installation, I tested by running multiple basins of hot water and found no leaks on any water connections, and no leaks on the drain connections. After cleaning my work area, I collected payment and left the site.

Performed a 1 system heat maintenance on a 2023 York heat pump. During this visit I’ve checked my refrigerant pressures and all electrical components located on the air handler and the heat pump. The heat strips are working properly and verified that the reversing valve is working accordingly during operation. Left the system running normally at this time.
