Arrived on site and met with Mr Michael who showed me to his heater which is located in his garage in the back of the house, he informed me that he could smell gas coming from the heater and had the gas company come out and informed him that he needed to replace his regulator, I checked by using leak detection bubbles and found that the leak was actually not on the regulator but it was coming from the black iron nipple going into the gas control valve, I informed Mr Michael of what I found and gave him pricing to fix it, after getting approval I then turned the gas back off and took out the nipple, I checked to make sure the nipple was in good shape and after verifying I reapply sealant to the threads and threaded it back into the gas control valve, I then turned the gas off and checked for leaks by using the bubbles and after verifying that I had no leaks I informed Mr Michael and then cleaned up my work area. Note: The heater is a 50 gal rheem gas heater, it was manufactured in 2015

I arrived on site and gained access using lockbox key provided by property management. I began by inspecting exterior of property and located 2 inch gate valve in ground behind pool house, but no meter. Next, I inspected pump room and found no signs of leaks in the pump room at this time. Next, I entered the main structure and inspected all fixtures in the building. I found no drips on any fixtures or angle stops at this time. There were no interior shut off valves for the building that I could locate. Next, I inspected the exterior of the building and located a small drip coming from one of the exterior showers. There was no evidence of structural damage anywhere on the interior or exterior of the building. I contacted property management to assist in locating the meter for the building. After reaching out to HOA reps, property management was unable to get a response on the location of the water meter. I located two square head valves and a three-quarter inch meter at the edge of the

Arrived on site and began the troubleshooting process to try to determine what was causing the master shower to be cold as well as the kitchen sink faucet. Everything else in the house is getting to the setpoint of 120 just those two fixtures are not getting to deliver the full hot water. I began troubleshooting by shutting off cold water supply on kitchen sink faucet, which is approximately five months old, and still was not producing a hot water effect at shower. Also replaced cartridge in master shower valve with a new Moen posit temp cartridge and still was not able to produce hot water to the 120 setpoint. Lastly, I removed restrictors from showerheads and faucets and again flow improved but hot Water still was not at the 120 setpoint at four fixtures. Turns cold side off at tankless water heater and opened up all the tabs on the hot side and was not producing crossover. Will need service manager to review and discuss next steps for customer as I could not solve the hot water situ

Tried rebuilding one of the hose bibs and didn’t fix the issue so I went ahead and replaced them both with new hose bibs. Restored water and tested thoroughly in front of shop manager Will. Everything is working properly and leak free.

Returned to move supply duct off of distribution box and ran over to Plenum on unit. Patched hole and rerouted ductwork. Ended up moving the tea from one boot to the other to route ductwork better. Strapped up and connected at unit with damper. Move duct to plenum box on unit and patch hole in distribution box.

To provide a sewer line repair as follows. - City Utilities located for repairs - Provide excavation equipment - Excavate area where issue is located - Make repairs to section of piping - Test - Backfill excavated area - Seed and straw location - Clean up location On return trip we excavated and found that the piping was not cast iron it was orange burg pipe and we discussed with both Cody and the home owner about completing removing the orange burg. Once given approval we excavated up to the house and found the transition fitting and began there. We installed a clean out at the edge of the home and ran our new length of pipe into the tank. While attempting to uncover the lid of the septic tank for the customer it collapsed and fell into the tank. The sides of the tank are also crumbling away and the tank will more than likely need to be replaced. Exclusions: Any landscaping grass, bushes, plants, trees, or mulch that may need to be removed to make improvements from sewer line i

Scope of estimate to include: -descale and flush the tankless unit in garage for annual maintenance -clean filter scree -clean flame sensor and igniter -blow cabinet out for dust and debris ER services not responsible for any repairs outside scope of estimate I did the tankless de scale to the estimate. While I was here, the homeowner asked me to check all three toilets. They was possibly constantly running so I did a die test on all three of them. Master bath toilet was 100% leaking and it had a different fill valve in it than the other two valve was leaking and the flapper was leaking according to the test and the powder room was leaking by as well Once I put the new valve and flapper on both of the toilets I got all the dye out of the tank from the first diet test and then refilled it up with die and let it sit while I was finishing up doing the scale on the tankless and then went back and checked after I made the repairs that was necessary. Arrived on site and met with homeowner. We inspected the ceiling of the garage and found water markings, but no active leak. Customer explained that after turning the water off to the toilet, the drip had stopped previously. Upon inspection, I found discoloration on the baseboards around the toilet, but no other evidence of a leak. I restored water to the toilet and immediately found water dripping at the connection between the tank and the fill valve. The nut was loose. After tightening the nut, the leak stopped. I discovered a secondary leak on the supply line. I was unable to disconnect the supply line from the stop and, resorted to replacing the angle stop after receiving authorization. After replacing angle stop, restored water and tested. I found another leak on a new supply line and replaced and tested again.

Arrived on site, customer was experiencing water that wasn’t hot enough. Was last descaled in July of 23. Started the descale, cleaned ignitors, cleaned screen before and after descaling. When descaling was complete, put everything back and tested several fixtures to make sure the issue was resolved everything is working properly and leak free.

Mike will add estimate Monday for replacement of the 2 hose bibs, dispatch fee will be charged on return visit. Water coming out of the vacuum breaker when turn water on at hose bib, recommend replacement instead of rebuild since the freezing could have damaged internal parts. Will return when parts are in hand to do the work.

Arrived onsite; was at the neighbors house next door diagnosing a leak when they informed they had a leak as well. Spigot tied off the back flow. At the spigot a cpvc 90 had a pinhole on the bend. Recommended replacing this with a yard hydrant. This way in the future the line won’t have issues with bursting. $89 dispatch waived.

Arrived onsite; water company reached out Sunday night saying they had a leak. By Monday the water was rolling down the street. Meter box was full of water, as well as the box for the prv. Pumped both boxes out. In the meter box I could hear water spraying. Was able to feel water spraying from between where the meter reader is and where the line ties on. The meter will need to be replaced.

On arrival customer had a main line stoppage that was blocked only from one bathroom (other bathroom was a new addition) cabled the line several times towards the septic tank finally cleared the line and was able to camera it we found the line was broken for about a foot on the inlet of the septic and will need to be repaired a quote will be provided to excavate and repair sewer line

After arriving on site I found a 50 gallon electric water heater that was leaking from the bottom. I replaced the water heater with a 50 gallon electric water heater and found no leaks at this time. Water heater is heating as it should.
