Arrived on site and met with tenant. While on site, I saw small puddle next to bathtub. I inspected the opening created yesterday and saw water where the cold line penetrated the bottom plate. We attempted to run water through the tub spout. The cold would not turn back off. after turning shut off valve off, we removed the stem and found that the brass screw had been broken off, a mis-sized washer was at the end of the stem, and there was a large Nick and the seat of the valve. We were able to replace a washer and install the stem. After restoring water, we tested finding no leaks at this time. We are recommending replacing the shower valve. attempted to contact homeowner, but was unable to at this time. Left voicemail at contact number. Will provide estimate to replace shower valve at this time.

I arrived on site and met with the tenant. After assessing the problem and locating a small leak on the 1/2” cpvc line feeding the tub, I contacted the homeowner. After reviewing repair needs, I was authorized to perform a difficult to access waterline repair. After turning water off to the home and draining, I completed the repair. After waiting for manufacturers recommended time for glue curing, I completed the repair. I restored water to the home and tested. No additional leaks were found at this time. After cleaning my work area, I collected payment and left the site.

Performed heating and maintenance on one system. Checked airflow, gas, all safety systems, thermostat, and all functions of the heating system. System is heating at this time, but with sub optimal offering. I recommend replacing the system due to age and wearing.

Performed a two system heating maintenance. I checked all electrical as wells as got temp splits and checked all ductwork to ensure it was tightly sealed and hung. Both systems have surge protectors and iwave air purifiers. I also checked capacitors and Contactors. Both of these systems are heating properly at this time.

Performed a 3 system heat maintenance on a heat pump. During this visit I’ve checked my refrigerant pressures and all electrical components located on the air handler and the heat pump. The heat strips are working properly and verified that the reversing valve is working accordingly during operation. Left the system running normally at this time.

Performed one system heating dog passengers checked to blow real checked teeth, stripped, took section temperature and compressor. System is brand new and is working.

Met with Mr Johnson to discuss replacement of water service from well to house with new 3/4 pex line. Estimate attached and sent.

Found the variable speed interface board to have failed. Needs to be replaced. A one pole and two pole contactor for the heat strips are burned and pitted. Need to be replaced. This is most likely caused by the fan, not running properly in a safety switch, causing the heat strips to short cycle on and off very often. One pole contactor outside needs to be replaced. See note above. Due to the age and condition of equipment is recommended that she replace the system.

Marked heat stripped on air handler data plate. Glue and prime safety switch. Verified and change breaker to GE 25amp. Also verified wire size for heat strip. System is on and operating.

Change number 10 wire to a number eight wire on high voltage. Took pictures of data plate.

Upon arrival went to the thermostat. thermostat was set in heat mode on 76 and it was 76° in the house thermostat satisfied. Went outside to inspect the package unit checked contactor also got the delta T and all other electrical components. All electrical checked out fine. Homeowner stated that she just changed the filter and she also showed me the old filter it was very dirty and could be the issue as to why the thermostat was not satisfying. I also checked the programming of the thermostat to insure everything was correct. Also found the heat wire on the thermostat in the wrong place, moved from E to AUX. This system Is operating normally at this time.
