Arrive for one system file maintenance on 2019 Goodman heat pump. Tested auxiliary heat strips. Thermostat does not have emergency heat function. I jumped them out at the unit. Customer declined estimate for thermostat replacement. Run capacitor on blower motor tested within range. Refrigerant charge looked low on suction side and cap tubes were freezing up. Defrost tested, good, dual run capacitor on outdoor unit tested within range. I put system in cooling mode and checked charge. It did not look low in cooling without outdoor conditions. I believe the orifice has a restriction in it, causing the suction pressure to drop in heating. Customer declined any estimates for repairs at this time he would like to address next fall. Left the system running.

Arrived on site and found sewer ejection pump was not kicking on. Unplugged the float switch and manually pumped down basin. Pump runs fine. Pulled of lid and found float was hung up and had lots of grease build up. Cleaned off floats and tested, ran water to fill up basin and it pumped down. Customer wants an estimate for replacement of 1/2hp pump and well as new lid and seal around basin. We will have to order parts. They also have two water heaters they want replaced, one 50 gallon electric in the basement and one 40 gallon lowboy in the crawl space. Will provide estimate for replacement of both

Arrived on site, toilet was leaking from base. Flushed toilet a couple times and water started to seep around base. Pulled toilet and found partial blockage in the toilet, was able to remove by hand. Replaced wax ring and sealed around base of toilet. Test by flushing multiple times. All good at this time

Arrived on site, met with Lisa and she showed me the wet spots on the ceiling in the pharmacy below. Went back upstairs and was shown two 40 gallon water heaters in a pan. As well as a backflow that was constantly dripping. The pan is rusty and more than likely has some holes in it. The heaters are both from 03/2007, very possibly leaking as well. Hard to tell fore sure but they are in standing water and bottom of tanks are rusty. They have had problems before with the pan over flowing. The drain in the middle of pan goes outside and does work The water heater pan definitely needs to be replaced as well as both water heaters, they are past their life expectancy. The back flow might need to be possibly rebuild and discharge routed directly to the drain, not into a heater pan. They are renting the unit, and not sure if this is their responsibility or the building owner. We can provide estimates for work needed, it would more than likely have to be after hours. Arrived on site and met with Lisa at the dentist office. She explained that they share a water meter with the pharmacy below them. The bill showed they used about 20000 gallons over the last 30 days. I found one toilet in the dentist office that had a broken fill valve and was constantly running. Checked meter out front, the city replaced it recently and they said they have had miss readings. The meter was spinning, showing about 1-4gpm. The dentist office was still using water for operations. I could not shut water off and isolate the main as they still had patients. Replaced the fill valve and supply line, this is more than likely the reason for the high water bill, if it’s been running continuously for the past month.

Checked crawlspace and had customer run washer which is typically when he hears the noise. Found 3/4in swing check that makes a slight thud when washer cuts off. Customer not interested in replacing today. Front Bibb located right side of home has low flow. Bypassed bib and flow was significantly better. Installed new bib and tested. Customer wanted to address these issues on last visit but previous tech stated not able to get to the back of the crawlspace. I and waiving dispatch per customer satisfaction.

On arrival customer had leak in front yard their ball valve inside of the round box infront of the meter had completely split in half causing it to leak throughout the yard I dug down pulled the box up and cut out the bad section of piping and ball valve I replaced with a straight piece after conversation with customer about putting another valve back or not but after this was completed I filled in the hole restored water and checked for leaks I blew out any air and debris from the line via Hosebib but at this time there are no further issues

Performed cooling maintenance on heat pump. Checked motors, contactor, capacitors, refrigerant levels, compressor, all functions of the cooling system and tested thermostat for proper operation. System is cooling at this time. Putting a secondary safety switch for air handler in the attic.

Arrived to residence, customer has detected a leak underneath kitchen sink. I Ran water at faucet discovered the sprayer is leaking at the hose connection due to being loose and traveling down the body of faucet. Tighten sprayer back onto hose, customer also pointed out that the single handle is loose. Tightened the handle with Allen wrench. Recommended replacing the faucet in the near future. Will email a estimate.

Arrived and the homeowner explained to me that pipes were rattling in the crawl when the washing machine water would turn on and off. Also the kitchen sink drain was slow. After giving pricing and getting authorization I secure the loose pipes in the crawlspace. I also use the hand hale machine to clear the drain on the kitchen sink. We had the washer running the entire time and did not hear any banging. I feel the sink with water and drain to test, everything checks OK at this time.

Arrived on site, customer kitchen and master bath sinks are backing up. - toilet and tub are both fine. - ran water in kitchen sink and it immediately started backing up - went into crawl to check the main line, everything is empty at this time - we assumed the cross in the wall connecting both sinks were clogged - pulled apart kitchen sink and tried to snake the line from there, kept coming up in the trap for the master sinks - pulled back and re assembled kitchen trap - set up a ladder and went from the roof vent - we were able to clear the branch line. - tested several times with no further issues at this time - cleaned up work space - customer also having pressure issues, tested at the front hosebib and got 60 psi - could not locate a prv anywhere to assess the condition

Arrived on site, met with homeowner and she states there is still sewer smell coming from the half bath - toilet is secure we shook it and flushed it to make sure all is good - ran water in the sink to be sure the trap had water in it - recommended a smoke test if the issue persists to confirm location of the sewer leak - no issues found at this time
