Performed a 2 system cooling maintenance today. Unable to check refrigerant pressures due to the temperatures inside. Downstairs 62. Upstairs 63. Not enough heat load to accurately check. Downstairs System is in really good condition. No issues at this time. See previous estimate about air purifier. Recommend installing electrical protection to help protect the delicate circuitry of the gas pack and thermostat. Performed cooling maintenance on upstairs system checked the blower wheel checked all capacitors amped compressor cleaned condenser coil with chemicals could not check refrigerant temperature pressures due to the inside being too cold system is working as intended

Arrived on site and met with the homeowner who informed me that he could not get his water heater to stay lit. I gave him pricing to do a repair on it and after getting approval I shut the gas off to the heater and removed the burner assembly, I found that the thermocouple was bad and needed replacement, I then took out the old thermocouple and replaced it with a new one, I then reassembled the burner assembly and installed it, I then lit the heater up and verified that it was working properly, I set the temperature to 120 and waited a little bit to make sure that the flame stayed lit, I then noticed that the hood for the heater was not properly installed so I went ahead and installed the hood back on so the exhaust would blow out properly. Note: the heater is an American water heater company heater, it is a 50 gal standard and was manufactured in 2010 making it 15 years old I informed the customer that I would write him an estimate for a replacement.

Arrived on site, customer had disposal not working. Hit reset and unjammed, hit reset again. Disposal started working. Just charged dispatch since it was replaced by us in 2023. Tested thoroughly and everything is working properly and leak free.

Came out today to perform the three system AC maintenance while on the maintenance I examined the two units and the attic area as well as the outdoor package unit and the two condensers outside. I also chemically cleaned all three outdoor condensers and make sure everything was running before I left there were a few things worth of note that I came across while on the maintenance today the primary concern being the star capacitor for the train by itself is out of spec and should be replaced per manufacturers recommendations. This component is responsible for starting up equipment and as it gets weaker and weaker, do you want a chance of the outdoor equipment not being able to start up and damaging core components the other concern I had while I was here was I noticed that there was no water safety switches installed into the secondary drain port of either unit in the attic retract unit produces about a gallon of water per hour of use and in the event at the primary drain never become c

Everything checked out good and got the system cleaned and refrigerant pressure looked good Started components which read perfect for manufacturer specifications. The homeowners are selling the home and we’re not interested in renewing the maintenance at this time as they have other properties with us that are already on contract.

I arrived outside and met with the customer. She showed me the ceiling in the garage where there was obvious markings in the ceiling. After inspecting the interior of the home, and discussing the backstory with the customer, there appears to be an issue at the shower. I open drywall in the ceiling of the garage and found discolored wet plywood immediately above the water spots in the ceiling. There were no drain lines in the area, but a hot and cold line which appeared to be feeding the standalone shower. I tested the shower drain by filling a bucket multiple times from another section of the house and pouring water down the drain. I could not replicate the leak at this time. I also inspected the water meter and found no signs of a leak at the water meter at this time. Due to the layout of the home, I am recommending. We returned with an apprentice to continue diagnostic labor to find the source of the leak. After collecting payment, I left the site.

Estimate to include: - Special order replacement parts for wall hydrant - turn water off to building - disassemble current wall hydrant with leak - install replacement parts - Turn water back on and test operation 3/7/25 Returned to complete scope of estimate, turned off water at ceiling isolation valve, removed plate and components. Installed new brass cartridge, o-rings and gaskets. Reinstall plate. Turned isolation valve back on to test, everything functioning properly now.

Arrived on site, customer had leaky supply line, bitten by cats. Also needed toilet rebuild, took out old fill valve and flush valve and replaced them with new parts. replaced rubber on the tank to bowl bolts as well. Put toilet back together, tested thoroughly and everything is working properly and leak free.

Moen posi temp - shut off water to home, drained system down - removed handle to expose the cartridge - removed clip and cartridge from valve body - inspected internals and found valve to be in good shape - installed new moen posi temp cartridge and re assembled trim - restored water to home, and tested

Men’s Restroom: Client has urinal that began to continuous flush after use, water shut down at stop prior to arrival. Verified water to be off, removed existing diaphragm(rubber rotting/breaking down), installed new Sloan .5 GPF diaphragm, restored water to urinal to test for function and found leak at vacuum breaker connection. Shut down water to flush valve, removed flushometer and replaced vacuum breaker as well as o-ring for stop connection. Reassembled flush valve, restored water at stop, flushed multiple times to test for function and checked for leaks.

Low water pressure throughout the house. Checked two hose bins and was only getting about 35-40psi. Looked for PRV in crawl and could not find one, checked in front of the meter for a box as well. Found main going into the house is pex and may have been replaced before. probed around to try and find a box in front of the house and had no luck. We will have to return to attempt to locate the PRV using tracer wire and locator.

Arrived on site and turn the main valve to the house off, we checked the meter and it was spinning. We determined that the leak was near the meter. We gave pricing and have to get an approval we excavated and removed the meter box to expose the pipe going from the meter to the house. There was a leak on the three-quarter poly pipe. We turned the water off, cut out and removed the poly pipe going into the meter. We replaced it with PEX pipe and fittings, then installed it into the meter. We then turn the water on and check for any additional leaks, everything checks OK at this time. We put the meter box back in, backfilled and clean up the work area.

Records Room: Isolated water to faucet at angle stops, drained and disconnected Tapmaster System(actuator, valve blocks). Used supply line to purge water from hot/cold at angle stops, installed new valve blocks to existing faucet supply lines, replaced actuator mounting hardware and installed new actuator button. Restored water at angle stops, purged air, tested system for function and checked for leaks. Work to be completed as follows: *Provide technician and material needed for job *Isolate water to faucet at angle stops *Disconnect valve blocks from hot/cold stops, replace valve blocks per manufacturer specifications and reconnect to angle stops *Remove existing actuator button, provide and install new button at same location(No rebuild kit for button found in technical documents) *Restore water to faucet at angle stops, check for leaks and test function
