Preformed a 1 system Ac maintenance, during this visit I flushed the drain line, check temperature split. Changed the filter and cleaned the grill of any dust at this time. I’ve also checked refrigerant pressures. We are currently low on refrigerant. We will need to add refrigerant before the summer to insure the system will cool properly. Noticed growth in the system mostly in the supply plenum. With the system being low on refrigerant it is not getting rid of the humidity. Found two small leaks in the system at this time which explains the low pressures. Visually inspected all wiring and checked electrical components. Blower motor is in bad shape. Upon checking electrical I noticed it was running weak and making a loud noise. Recommend replacing the blower to keep it from over heating and affecting other components. Will send over repair estimates but did talk to home owner about the possibility of replacing the system due to the age and repairs already done. Home owner will need to

Arrived on site, big puddle of water in front of tree. Talked with Austin. He informed me that he had installed meter in front of home since he could not locate shut off on last visit. Valve off went to meter meter is not spinning. Let customer know he would need to get in touch with septic tank company. He may have a bad distribution box not allowing water to not drain after septic tank.

Arrived on site and evaluated the water heater. Found that the drip pan has quite a bit of water accumulated. Evaluated it and found that the water is leaking from the temperature and pressure relief valve. We replaced the T@P valve approximately a year ago but issue still persist. After evaluation I found that that the expansion tank has failed and is full of water. Replaced with new 2.5 gallon expansion tank. Filled system and dried up,the standing water in the pan. If issues persist the water heater may need to be replaced! Water heater pan has water accumulation

Perform fall maintenance on 2015 split Carrier heat pump. Tested auxiliary heat strips, inspected blower compartment and housing. Noticed biological growth forming on wiring harnesses inside a unit. Going to give options for UV lights and whole home purification. Coil was clean, filters looked OK. Dampers were operating properly. Refrigerant charge looked OK. Defrost tested good. Do a run. Capacitor tested within range. Hard start kit is functioning properly. Contactor has some charting and slight pitting on it. Going to recommend replacing contactor also. Left system running.

Perform one system heat maintenance on 2004 inner therm furnace. No flame sensor to clean as it is a smart valve system that has been phased out. Checked and adjusted gas pressure. Inspected heat exchanger. Run capacitor on blower motor tested within range. Expected blower compartment and housing. Cleaned electronic air cleaner, pre-filter got damaged reinstalling filters and will need to replace one of the pre-filters. Should be covered under warranty. All other electrical tested within the manufacture specs. Customer had a complaint that outdoor unit was running with cooling not being on. Checking it out. I found fan wire to be in wrong location on contactor. Moved wire to right location and unit is working properly now. Left system running.

I arrived on site and met with customer. He explained that a well pump technician identified a leak on a waterline in the crawlspace. I confirmed the leak. After receiving authorization, I cut out the bad section of piping and replaced with new PEX and fittings. The original tee had broken. I received permission from Office to take partial payment for today. We will need to follow up next month to receive remaining balance.

Performed a 1 system heat maintenance, I checked all electrical. I’ve also visually inspected the heat exchanger, it checks out fine at this time. Gas valve that is supplying gas per manufacture specifications, and is working efficiently. Verified that amp draw from the inducer motor and it’s within normal range. Check my burners and cleaned the flame sensor. All pressure switches are working accordingly. High and low limit switches are working properly.

Arrived to The homeowner’s home to diagnose no heat on the right side of upstairs. After investigation I found the damper motor that controls the upstairs right side stuck. Advised homeowners to change for a normal operation. Homeowner approved repair. Changed out the damper motor and tested the system. This unit is now heating properly.

Customer explained issue - RO tap in kitchen not working properly, all other fixtures work fine - Tested and inspected RO system in garage - RO seems to need service, customer has another contractor coming this week to service system - If any issues after service persist, we can come back and further diagnose issue

Arrived on site, customer explained issue - Air care came for a leak in the ceiling - They said the HVAC system is fine and that the issue is plumbing related - Went into walk in attic and found leak on the expansion tank - Shut off water to home in garage - Replaced expansion tank with new insulation - Restored water and tested - No issues at this time - Cleaned area

Customer stated water was leaking through the return vent in the ceiling in the bedroom. Upon investigation noticed the water she was speaking of and found the root of the problem. The problem is not an HVAC issue. It is a plumbing issue. I noticed the expansion tank in the attic from the water heater was leaking. I shut the water off and called for a plumbing crew.

Replace 3 customer supplied bathroom faucets Shut water off at angle stops. Remove existing faucet and supply lines with new braided stainless supply lines Installed new customer supplied bathroom Faucets (Price Phister). Replaced all 4 pop up assemblies. Turned water on and tested for proper function and flow

Return to jet mainline Retuned on 02/28 and jetted the line, we went about 80ft till we hit the blockage but went a little more to insure that we broke up the clog, we then ran the sewer camera down the line and found that the line was not in the best condition and we could see grease build up and some tin foil and other objects in the line, we then jetted it a second time with a different head so we could clean the walls of the pipe, we then ran the camera again and found the pipe was in better condition concerning all the build up, the cast is definitely old and I do recommend either a repipe or a liner for the building. I also recommend for the other buildings in the complex to have a front clean out in case of future clogs. Note: spoke with max on the phone and he informed me if we could set up a schedule to come and jet the lines for some preventive maintenance. Will need to get with service manager to see if we could offer discount for bulk jetting for the building complex. N
