Arrived to the customers home to perform a three system heating maintenance. I cleaned flame sensors, clean pressure switch ports, performed a carbon monoxide test at the burners. I also check inducer and blower amps as well as got a temperature split. I checked heat strips on the air handler as well as blower capacitor and blower amps. I also expected all ductwork to ensure it was properly sealed and hung. Checked refrigerant charge and defrost as well as inspected contactor and checked the 35/5 MFD capacitor. All three units are heating properly at this time with no issues.

Returned back out to perform a leak search to find where the system is leaking. After a thorough search I got minimal hits on the evaporator coil. I also noticed significant biological growth on the evap coil and pan, recommended a reme halo. Quoted homeowner $3272+tax for coil replacement and homeowner would like some time to think about it.

Arrived to homeowners home to investigate the heat pump short cycling. Upon arrival I called for heat from the thermostat system came on for 3 to 5 seconds then cut off and repeated this cycle over and over. I started to check the low-voltage wires and as I started checking, I noticed that the orange wire to the reverse and valve had a short, which was causing the heat pump outside to cut on and off. After addressing that issue, I checked the refrigerant charge and it was almost all the way empty. Advised homeowner that we need to conduct the leak search and homeowner approved. Per Service Supervisor The part has been approved no charge due to warranty expiring. Customer will still have to pay labor.

Supply all material needed to complete task - Mark locations - Excavated to access fire line - Removed and disposed of existing fire hydrant - Supplied and installed new Charlotte fire spec hydrant - Restored water to hydrant - Test - Backfill and clean area worked in *** Not responsible for landscape or irrigation lines not marked *** Notes: Any issues that change scope of work will incur new charges, not responsible for concrete repairs if needed to access pipe

Tenant explained the issue - Upstairs hall bathroom drains very slowly - Tested, instantly clogged - Removed hair catcher in drain, drained fine - Let tub run, no other issues - Tub drains fine, cleaned area

Hose bib on back of house leaking at galvanized nipple. Shut water off at cut off in garage. Removed hose bib and nipple. Installed new brass nipple and hose bib. Restored water and tested. Sealed around penetration with silicone. Water was spraying into the wall and did cause damage to downstairs drywall and carpet. I did not hav it cut of the wall to make repairs but definitely recommend having a remediation company come out to access damage.

Arrived on site, looked of side of unit and found ground damp but no signs of leaks believe it’s caught rain water. Neighbors home is above and you can see where water comes down the gutter and down hill into side yard of unit.

I arrived on site and met with our contact. He took me to the kitchen area where he had made a repair on a drain line for the steam machine. There was no leak at this time. After confirming, it was a gravity fed drain, I confirmed his repairs were acceptable. While on site, he also advised me of a small drip at a ball valve that was stubbed out just above the finished slab floor. I advised staff that we would provide an estimate for the needed repairs and that it would require a kitchen shut down to perform repair. Kitchen staff advised repairs would need to be performed after 7pm due to kitchen use. Will follow up with service manager to provide an estimate.
