Arrived onsite; second stall in woman’s bathroom was switched to off, turned toilet on, water took forever to fill the tank. Recommended rebuilding the insides completely, which consists of replacing fill valve, flapper, and supply line. Checked toilet along side of it. Recommended doing both since its insides looked rather old. After calling for approval I began repairing each toilet. At this time both toilets are flushing and working well. No leaks at this time.

Arrived on site and met with the homeowner who showed me to get water heater which was located in the laundry room on the back of the house, she informed me that their hot water would only last about 5-10 min, I found that both elements were leaking, I took the cover off of both elements and found that both O-rings for the elements were not properly seated, I informed the homeowner that we would need to replace both, after approval I started by draining the heater and taking out both elements and replacing with new elements, I then filled the tank back up and turned the heater back on. I verified that both elements were working and informed homeowner that they would have hot water in about an hour.

Arrived on site tested heater to find nothing wrong, homeowner just wanted hotter water. Although it did take 1 minute exactly to get hot water from the heater to the kitchen sink. I explained what a recirc pump would do but I don’t believe duke would cover that. I explained I could turn the heater up a little bit but not to where he wants it. Old heater was set to 140. All water lines on the heater and the rest of the home are insulated

Arrived onsite to find water off to home at meter. Tenant showed me major water damage all over first floor of home. Restored water no seen water push from the floor in multiple areas starting around the kitchen area. This confirms there is a burst water line. Used electronic leak detection equipment and was able to pin point location of loudest sounds of leak behind kitchen sink Cut access hole in drywall behind sink. Exposed pex water lines coming up from slab. Isolated system to confirm leak is on a cold line and not a hot line. Traced cold line from behind kitchen sink to behind powder room lavatory. Cut access hole behind bathroom lavatory. Located cold line found feed comes from over head, feeds powder room, then runs into the slab to feed kitchen. Leak is now isolated to 1/2in pex line for kitchen sink. Capped off both ends. Restored water to home. Whole house now has water except for the cold side at the kitchen. Kitchen still has hot water. Will provide estimate for repairs.

Arrived on site met with homeowner, heater isn’t producing hot water like it used to - homeowner is on a well and heater was replaced back in 2018 - pulled covers off heater found bottom element to show signs of rusting and leaking a bit - homeowner wanted me to replace over repair - began draining and removing old heater - dug out where current heater was for new pad - set new heater in place - connected water lines and electrical - began filling heater - once full flipped breaker and tested - insulated water lines, disposed of old heater, and cleaned up work area

After arriving on site I found a 40 gallon electric water that was leaking from the elements. I swapped the heater for another 40 gallon electric and brought it up to code. The electrical will need to be brought up to code with a disconnect box and the customer said she will call one to have it done. The breaker switch for the heater is loose and took multiple tries to get the heater to come on. Heater is now heating and no leaks were found at this time.

Arrived on site met with homeowners - 23 year old 50 gallon low boy in crawl not producing hot water and they are getting rust colored water - heater rusted at bottom as well - priced everything out, kept it within the duke limit, and began removing existing heater - breaker in master bedroom - shut off water and began draining - cut loose connections and undid wiring - removed from crawl, set new heater on existing pad - piped in water connections, filled heater, and tested - everything is secure, operating properly, and leak free at this time

-Supply and install new 30 gallon water heater -Drain and remove old heater -Bring heater up to code -check for leaks After arriving on site we swapped the 30 gallon heater for a 40 gallon heater. We ran the t&p drain out of the crawl space per code, added an expansion tank and replaced the isolation valve because it was leaking. There were no more leaks found at this time and the heater is heating.

After arriving on site I was shown a 20 year old 30 Gallon electric water heater that’s rusting out of the bottom and has water stains around the base. It also only puts out hot water for about 10 minutes or less indicating it’s full of sediment. Thermostats and elements are working still. I left an estimate and the office will reach out for scheduling.

Customer did not have a leaking water line. The water line that was leaking prior to the visit was under his sink and he had his friend fix it. He wanted duke to cover a shower valve replacement which I explained to him was not covered in his duke plan. The shower valve that was there was held in place by plaster. There appears to be a large whole there around the existing shower valve which is why it’s plastered in place. No services were made.

Arrived onsite; customer had no hot water. Customer was also unsure of where water heaters location was. Water heater is located underneath in crawlspace. Crawlspace had been dug out and had medium size electric water heater. Water heater did not look to old. Tested for power. Water heater had power at the top and at thermostat. Turned breaker off and tested the heating elements. Top and bottom heating elements both read 0 ohms. Typically the heating elements should be in the 13 range. Turned power off and drained water heater down. After draining down heater, removed each element. Replaced with brand new elements. Refilled water heater and bled air out of system from kitchen faucet. Recovered panels and cleaned work area. Water is heating up and leak free. Confirmed water is getting hot.
