Plumbing Maintenance Tips From a Seasoned Charlotte Plumber

Popular Plumbing Maintenance Tips

Have you ever had a plumbing disaster? If not, you are very lucky. Those of you who have experienced a hot water heater outage, a sewer line back up, or a leaking toilet know that plumbing disasters are no fun. They are often smelly, disruptive and cause property damage.

That’s why you’ll want to learn how to perform essential plumbing maintenance. You will save yourself money, time and property damage if you make sure to keep up with the following issues:

Maintain Your Water Heater

Your water heater needs to be flushed and cleaned once a year. If you don’t flush your water heater, sediment will accumulate in the bottom of the tank. Sediment inhibits your water heater’s ability to heat the water in your tank efficiently.

You also need to get the anode rods changed out every three years.

Newer water heaters are especially vulnerable to getting clogged because they have a sealed combustion chamber that gets dirty easily.

Inspect Your Emergency Water Shut Off

Your shut off fixtures can get rusty or corroded, making it difficult to use them in an emergency. You should test them once a year. You may need to switch out the handle to one that is easier to use, especially if you have arthritis in your hands.

Check Your Toilets For Leaks

You can check for a leak by placing a few drops of food coloring in the tank of your toilet (not the toilet bowl, but the tank that sits behind your toilet bowl.) Wait fifteen minutes to see if any coloring leaks into the toilet bowl. You should not see any change of color in the toilet bowl.

If you do see color, you have a leak and need to get that fixed right away. A leaky toilet will cost you a pretty penny in water bills. A bad tank seal can result in flooding from your toilet if the toilet becomes obstructed. This can cause a huge mess and be very costly.

The method you posted for checking my toilet for any leaks is really interesting. I didn't know that you can use a few drops of food coloring in my tank to see if any coloring leaks into the toilet bowl. That seems like an ingenious way to find out if there's a toilet leak that I don't know about. I'll have to try that to find out if I need to replace my tank seal.
