Technician performed heating maintenance on two systems. I checked amp draws, gas pressures, heat exchanger, and ductwork. I found both systems to be working as intended. Customer signed back up for the maintenance plan today.
Did fall maintenance on two systems one gas furnace in the attic one in the crawlspace. Cleaned flame sensors, inspected heat, exchangers, checked gas pressure. Got inducer and blower motor amps, inspected blower, compartment, and housings. Tested all safeties and clean clean affect filter on crawlspace unit. Glued coupling and strapped drain line in attic unit so drain would not pop up out of drain hub.
Arrived on site and inspected the tankless unit that was installed 4 ish years ago and serviced last January, 11 months ago. Customer was experiencing a code 11 three weeks ago and haven’t had an issue since. Three weeks ago customer was having a generator installed at home. During the installation of the generator gas was off to install it. Code 11 is an ignition failure and coincides with the gas being off to install the generator. I removed the covers and inspected the Rinnai unit and everything looks good. Would recommend service on tankless unit in January of 2025 which is two years from last service. Inspected unit on warranty from last visit as was less then 1 year.

Clean inside air handler cabinets, and blower wheel Technician arrived to clean upstairs and downstairs blower wheels. I cleaned upstairs and when I went into crawl to clean downstairs I turned system off by using the breaker at sub panel. I noticed the breaker was not properly seated into the panel and making a sizzling/arcing noise. I informed Mr. Dibella of this issue and we are going to replace panel in crawslspace tomorrow. Replace me disconnect in crawl with two Breakers for air handler and heat strips. Tested system and all is working as it should at this time
Customer requested a Bradford White heater. Arrived onsite, met with homeowner and found a State 50G LowBoy heater in the crawlspace, not leaking. Took measurements and confirmed access allows for most standard replacements to fit. Went over code requirements and provided pricing. Informed pricing is valid for 90Days. Recommended homeowner to install water pre-filter unit for the entire house. 10” tall unit in the crawlspace. Crawlspace opening: Height with trim: 28-1/8 Height with trim removed: 29-3/4 Current Heater Details: Height- 33-1/2 Width- 26-3/4
Replace discharge temperature sensor. Once sensor was replaced a new code formed which was no communication between indoor and outdoor unit. After talking to tech support they recommend replacement of the outdoor board. Will order and replace.
Performed a 1 system heat tune up, I checked all electrical. I’ve also visually inspected the heat exchanger, it checks out fine at this time. Verified amp draw from the inducer motor and it’s within normal range. Check my burners and cleaned the flame sensor. All pressure switches are working working accordingly. High and low limit switches are working properly. Duct work has failed at this time. Runs are disconnected, growth inside the system and inside duct work. Extremely compacted with growth. Sent pictures and videos to homeowner, homeowner was not available at this time. Left system running at this time.
Performed a 2 system heat maintenance, I checked all electrical and gas pressures. I’ve also visually inspected the heat exchanger, both have excessive heat stress. Verified amp draw from the draft inducer motor and it’s within normal range. Blower motor is running at optimal speed. Checked my burners and cleaned the flame sensor. All pressure switches are working accordingly. High & low limit switches are working properly. Found microbial growth in both systems. Both systems have rust on the evaporator coil, both can cause loss in refrigeration and clogged drain lines. 2nd floor flute is leaking water into the pan. Homeowner wants time to think about the situation. Left both systems running at this time.
Arrived on site met with the ladie at the desk she walked me back to the woman’s restroom in the back that is back up to the mens as well she informed me that she had just got done plunging the toilet and doesn’t believe there is a back up anymore just think no one wanted to plunge the toilet so I flushed both toilets multiple times and ran the sinks everything was draining good I then went out side left sink’s running and found 3 clean outs I started with the one farthest away in line which was right next to the bathroom out side and pulled cap and it had good flow and then pulled the other 2 caps and they aswell showed good flow so it appears some had just clogged the toilet itself and in this case just needed plugging/ snaked but toilet does not need to be pulled and drain line camera at this point in my opinion I then informed the ladie at front desk of my findings and collected signatures .
Technician arrived to perform heating maintenance on one system. I came across a 2019 Trane heat pump system. I checked all electrical components, drains, refrigerant pressures, airflow, and ductwork. At this time all is working as it should. L
Technician arrived to the home to perform heating preventative maintenance. I was greeted by Mrs. Burns who allowed me into the home and explained that all has been working well. Upon evaluation, technician came across three systems: Upstairs: 2009 Trane gas furnace with 2013 Trane A/C Downstairs: 2009 Trane gas furnace with 2019 Trane A/C Bonus Room: 2017 Trane Air handler heat pump system I checked all electrical components, airflow, gas pressures, heat exchangers, and inspected ductwork. I found the upstairs system to be functioning properly but ductwork is in poor condition. The furnace is working properly but could fail anytime given age and condition of system. The bonus room system is working as it should at this time. I did find microbial growth on evaporator coil along with a dirty filter. I replaced the filter. I recommended a coil cleaning along with an Air Scrubber to prevent the issue in the future. The downstairs system I found the Flue pipe to be leaking going
To provide and install a 40-gallon AO Smith/State Electric Water Heater as follows: - provide two people for work - Supply new 40-gallon AO Smith/State lowboy Electric Water Heater - Shut down water to existing water heater - Drain, disconnect ,and haul away existing water heater - Install new water heater in same location - Install water distribution connections - Supply and install expansion tank - Provide electrical connections if up to code - Install relief line - Restore water and test - Water Heater to be left and manufactures recommended temp settings - 6-year tank and parts warranty - Insulate piping as needed - Test Exclusions: Any additional work will change scope of project and incur additional charges. I arrived on site and met with homeowner. He took me to the crawlspace access on the rear left side of the building. Water was spraying from the hot water connection at the top of the water heater. After providing pricing options, customer is requesting a water heater replacement as existing is approximately 20 years old. There is an electrical disconnect 3 to 4 feet away from water heater. Existing heater dimensions are 24” wide by 33” tall. Crawlspace access door is 32” x 32”. Main water shut off valve is located in play room on the right side of the home where filtration system is located. Note: hot water is currently off electrically, as well as at the cold water shut off valve at the water heater.
Found system in hard lockout. Air code showed to be low on refrigerant. Just like last time I was out here, got them to approve and do the leak search today on site and found leak in the evaporator coil. Going to send quote for in warranty evap coil. I put system into emergency heat so they will have heat until we get coil replaced.
