Customer thinks he has low water pressure, check the pressure at the back hose bib. She has 82 psi pressure is fine. Checked out the showerheads in each bathroom. I recommend to replace a showerhead with smaller holes should get them better pressure, also all the American Standard toilets do not do not have American Standard flappers that shut the water down faster so you’re not using much water and it’s all a tank. Recommend to change out the toilet flappers to American Standard with a bobber on it. Customer might be interested to replace the powder room bathroom to a comfort height Gerber with a soft closing seat. Will write up some estimates on some of the issues that they have only to charge him $89 dispatch fee if we come out and do some more follow follow up work will not charge an $89 dispatch fee to come back out.

Water service: - Mark city locations - Expose service line at meter - Trench line minimum 12" in depth - Install new line from meter to house - Drill through into crawlspace - Install easily accessible main shut off valve - Remove concrete section if needed - Install pressure reducing valve in accessible location - Test with pressure - Backfill, seed, and straw Notes: Not responsible for underground unmarked utilities, not responsible for replacement of concrete, all materials will be lead free Arrived on site and excavated area by where entrance to crawlspace was on left side of house. Gained access to the crawl. Excavated from crawlspace to meter. Drilled through brick and ran new water service from meter into crawl. Found water piping in crawl space to have been repiped with pex piping and tied back onto the galvanized service stubbed into the crawl by the hose

Went into crawl and replaced all copper piping with new pex piping,connecting to new fixtures. Installed new faucets in kitchen and bathroom all tested ok. Installed new valves for washer. Once all connections w
Removed two water fountains from the wall in the back warehouse. Also the brackets from the water fountains from the wall and dispose of them and they want to put another water fountain hook to the water valve. The valve that was on the wall was a half-inch compression by 3/8 had to change out that valve to half inch compression by quarter inch had to go to sever supply house to find that valve. After getting that valve, then found the main shut off valve behind the cash registers in the closet. Turn that valve off drain down the system and was able to replace that valve from a 3/8 to a 1/4 to hook up the other water fountain, that was on site. Turn the water back on to the system check my valve make sure there’s no leaks and tested the water fountain there at this time. There are no leaks it’s working well. Bill out.
Arrived on site customer toilet bubbling as she was running the washing machine - found a cleanout in the flower bed popped the cap and saw water holding within - ran the camera to assess the condition - the line has settled over time and has caused a belly approximately 30 feet long - used the garden hose to send water down and help push any grease and debris on down - the line is currently flowing however there is a great amount of grease and pipe deterioration in the line - spoke with Lisa to inform her of my findings - tested all fixtures in the home, closed the cleanout back, left the site
Spoke with Beth over the phone before dispatching due to high likeliness of a 8” main break and gained approval to proceed with repair with price quoted as a starting price. Upon arrival met with boring company and maintenance supervisors. Found water off to community. Confirmed locates. Gas main was hand-dug by boring company. Additional plumber arrived with large main line repair pipe and fittings. Subcontractor MW Works arrived with large excavator and began machine excavation. Located the top of the 8” C900 water main roughly 5-1/2ft deep. Found top section damaged from boring rod. Excavated area for proper access for repairs and trench safety. Marked and cut damaged section of C900 out. Removed as much as dirt from within the line as possible. Opened hydrant within community to back feed/flush line. Installed proper repair fittings and new section of C900. Confirmed proper installation of repair. Restored water slowly to community with hydrant open to purge air/debris. Fully pr
summary: To remove and replace old shut off and faucets, with lead free - Supply all materials needed to complete task - Remove old fixtures and dispose of properly - Install new lead free fixtures - Restore water and test On arrival we removed all old lead pipe (copper) and vibratamped a new line from the meter to the front of the home and bored a hole through the brick foundation for our new service water line… after fully removing all copper lines in the home we dropped down new pex lines and installed new angle stops for each and reconnected under the home with all proper pex connections … after installation was completed we taloned an secured all water lines and hosebibs …we restored water and tested for any leaks there were none found it was brought. To our attention that the ice maker line was no longer in service but it now has its own angle stop if need be no further issues at this time Notes: Faucets will be same style, any issues that change scope of work will incur new
On arrival customer had an issue with an overflowing toilet they are currently out of town but had the cleaner was present during the issue stated that the toilet was overflowing when they arrived and entered into three bedrooms on first examination and flush the toilet in the toilet was flushing properly and sealed up inside the tank afterwards I went outside to check the sewer ejector pump to make sure that it was not jammed or causing any issues making the toilet back up it was running fine we ran several loads of water through it to cycle through the pump phase and no issues were found there after that I entered back into the home and found that the toilet that had the original issue was constantly running and the tank was completely empty therefore indicating that the flapper was no longer holding a proper seal and causing the toilet to sporadically run nonstop I swapped out the flapper and this cured the issues afterwards I spoke with the home owner on the phone and throughly we
On arrival customer has a bar faucet (delta) that is constantly running on the hot side because of the cartridge (angle stop doesn’t fully shut off) also both the bar sinks are ran off the same angle stop for some reason even though they have their own underneath the sink …explained to the maintenance guy that the packing nut is completely corroded and it would be better just to change the faucet and while we are there fix the angle stop and re route the supply lines to their correct angle stop to fix all the issues at once (start first thing due to hot water needing to be shut off)
Was here about a month ago sewer backing up again. Clean out next to garage. Ran a K 60 snake machine about 95 feet to the creek. There is a clean out at the creek taking many pictures. Hit the stoppage about where the clean out is at the creek pulled out a little bit of roots nothing major, still recommended have it TV cameras, the sewer line to see if it needs to be dug up and repaired. Gave him an estimate to have the TV camera, the sewer line from the clean out next to the garage. Will waive the dispatch fee at this time.
Main line backing up for the home. Cable cleaned line from outside cleanout in back patio. Cleared retrieved roots. Camera line small small crack where roots had grown in from the side. This was not where the clog was. Clogg was in a large belly runnin under fence and tree. Only way to permanently repair is to take down the tree and the stump. Remove fence and landscaping from back yard and replace 30 ft of sewer from pavers to tap. Customer opting to just do maintenance as needed. Michelle’s family member price discounted
On arrival customers of units 18840 and 18842 were both affected by the main line stoppage causing both units toilets to back up and gurgle upon arrival customers stated that about 30 mins prior to arrival the line dropped all the way down and cleared out but I opened both clean outs and had them flush and run water for several minutes and it eventually started to slowly back up again i snaked the line from the clean out in unit 18840 for roughly 30 foot knowing I would be at least to the road at that point and had them flush and run fixtures again and never had anymore back up issues I pulled the cable back and had no roots or debris on any part of the cable …explained to the customer that if that have any further issues than we may need to return with a camera and investigate further
This estimate will include pulling and cleaning the blower wheel. Spray foam cleaning of the evaporator coil with out pulling it and shop vac cleaning of the air handler compartment.
Bathroom on the second floor next to her office replace the toilet with a Kohler comfort height, soft closing seat. So went to Home Depot to get a 12 inch rough in toilet, found out that it is a 10 inch toilet rough, all the other three toilets are 12 inch rough. I have the warehouse manager look up to get a 10 inch Ruffin at Hughes had to go pick that one up. Pulled off the old toilet and found out that the toilet flange was broke. Had to cut out the old flange and replaced with a new flange. Install the new 10 inch rough Kohler, toilet caulk to base with white caulk. Flushed it many times check for leaks. Looks good. The toilet in the master bathroom, the fill valve was making a loud pitch noise. Had to replace the fill valve in that toilet check for leaks. Looks good. We have a one-year warranty on the toilet and labor.
Arrived on site and found water dripping through the drop ceiling in unit 105. Proceeded to remove drop ceiling tiles and cut sheet rock above. After cutting, she rock we found that there was water dripping through the subflooring above found Shower drain was nearby. While inspecting in unit 205 we found that the grout in the shower was cracked and in some places gone. Recommend that the landlord gets work done in the shower. Recommend to make sure that shower has a membrane.
