Add this time second-floor hall bathroom is leaking in the dining room ceiling around the light fixture. They have drywall cut out around the trap in the dining room ceiling, also behind the shower tub. They have drywall cut out in that bedroom. Run the water in that tub. Did not use the shower at the time took a cup and splash water around the overflow of the tub and the shower valve trim. The drywall that’s cut out in the other bedroom behind the tub shower did not see no evidence of water leaking from that area of the trim and tub spout. Did not see any evidence of water leaking in the dining room ceiling around the light fixture area, which I was told they been using the toilet for several years and never had no evidence of water leaking from the toilet on the floor or any evidence of water stains in the ceiling where the toilet is located at. Told them to use only the tub for certain period of time and take notes what you did how long you did things like that, and then use the sho

Returned to replace indoor blower motor on the downstairs system. Also performed the maintenance on 2 Trane gas furnaces. Checked all burners. Cleaned flame sensors. Found growth forming in upstairs supply plenum. Recommended addition of a uv bulb like we did downstairs. Client is going to hold off for now. Also found a gas regulator way out of date code. Client would like for me to return and replace that. Systems are heating. Will charge card on file for regulator when work is complete.

Technician arrived to perform heating maintenance on systems in the home. I checked all electrical components, gas pressures, airflow, ductwork, and heat exchangers. The upstairs system is running as it should at this time. Downstairs I found holes in the heat exchanger. I discussed my finding with Mrs. Arens and at this time she would like a quote to replace the heat exchanger along with the system. I explained that the system is not safe to run in heating mode and turned the thermostat off at the thermostat.

At this time, cut out the sheet rock around the the main valve in the laundry room area to diagnose what kind of piping customer has. Not responsible for drywall repair. Will need to shut down the community about 20 units at the main vault box. Will need to reschedule the work. Customer will call for the repair of the the main valve.

Arrived on site and confirmed the laundry drain is backing up. I was able to cable out the drain 4 times and pulled back lint each time except the last. I the flushed the drain with hot water. I then slid back the washing machine and test the drain through the machine after i manually filled the machine. Then I drained and drain is back to normal working order and leak free.

Downstairs system has no heat. Found bad indoor blower motor. Client approved repair and will need to order and return. Will complete maintenance also when we return.

Install a 50 gallon short water heater in the garage, will need a disconnect box Returned on 10/27/2023 to perform work per quote. We also cleaned out the well filter due to the lack of flow from sediment build up. Heater is heating properly, water is flowing better and no leaks were found on the heater at this time. Electrician installed quick disconnect. Will need to return at a later time to replace well filter. To do list when leaving the home for an extended period of time you will need to: -Turn off water heater and well at the power box -Drain down the well by turning on faucets and allowing them to drain until no more water comes out. Note: The water heater may need to be cleaned out after a few months of not being used due to bacteria.

Fall maintenance on 2 Trane heat pumps. Refrigerant checked ok. Coils are clean. Found a weak capacitor for the second stage compressor on the main floor unit. Client approved replacing. All other electrical on both units are within specs. Emergency heat and defrost work as they should. Systems ready for heat.

Electric water heater short heater is leaking and need to be replace, I will need my electrician out to put a quick next box for the electric. The customer is OK for us to come back on Friday morning to install new water heater electric. Customer total to install water heater and the quick connect box be $ 2830.33.

Customer has a high water bill. Customer does not have a shut off valve for the house, went into the crawlspace found a water service coming in crawlspace at the front of the house follow the water pipe. There is no shut off valve to the house. Recommend to put a shut off valve in the front room of the closet in the future. Checked all three toilets. They are not leaking. The fourth toilet is completely shut off next to the water heater. Walked around the property did not see any visible water leaking from the ground area, check the water meter is moving. She does not have no backflow on the irrigation or no valve off of the main water service from the meter. So about 3ft from the meter I was able to find your shut off valve to the sprinkler system that was buried, turn off the valve to the sprinkler system. Check the meter. The meter is not spinning anymore so your leak is on your sprinkler system side. Still recommend to have a shut off valve installed in the house of the front room

To provide and install a new 50-gallon Bradford white natural gas water heater in attic as follows: - Supplied new 50-gallon Bradford White standard natural gas standard water heater in attic - Shut down water to existing heater and drained unit - Disconnected existing heater, removed from attic, and disposed - Placed new heater in same location as existing unit in attic - Installed water distribution connections and insulate per code requirements - Re-connected vent to existing pipe if up to code - Provided and installed expansion tank and insulated - Provided and installed gas connection, sediment trap, and new gas regulator - ReInstalled relief line into pan - Restored water to unit and tested - Temperature left at manufactures settings for safety - 6-Year Tank and parts warranty per manufacture

Performed a 2 system heat maintenance, I checked all electrical. I’ve also visually inspected the heat exchanger, it checks out fine at this time. It’s a single stage gas valve that is supplying gas per manufacture specifications, and is working efficiently. Verified amp draw from the inducer motor and it’s within normal range. Check my burners and cleaned the flame sensor. All pressure switches are working working accordingly. High and low limit switches are working properly.

Arrived on site, toilet constantly running. Found bad fill valve replaced and fixed issue tested and everything is working great at this time.

We arrived on site and met with homeowner. He explained the washer drain line was slow to empty, and would overflow. After confirming blockage, we received authorization to use a cable machine through the drain. After clearing blockage with the cable machine, I retrieve nothing on the cable head. I believe algae was to blame as the HVAC condensate drain empties into the washer box as well. I recommend pouring a Clorox/water mixture into the washer box drain once a month to help prevent algae growth in the future. **waived dispatch fee and shop supply fee for friends and family discount**
