Arrived on site and met with the homeowner. After confirming work, I began descaling the tankless unit in the crawl. While descaling process was occurring, I removed for brass male fittings from the water heater and sediment filter. After completing the descaling, I restored water to the home and tested. Hot water was found throughout the home, and no leaks were found at this time. After cleaning my work area and collecting payment, I left the site. NOTE: I would recommend performing a descaling annually at this age of the water heater.

Spring maintenance one system. 2019 trane variable speed. Refrigerant checked ok. Washed outdoor coil. All electrical is within specs. Ran inverter board through a test which it passed. Cleared drain. Replaced customer supplied filter.

Arrived on site and found that backflow for irrigation system was constantly dripping. Proceeded to shut backflow off and test backflow without testing equipment to determine if it had something stuck. I then proceeded to shut backflow down and remove each check valve spring and clean out both check valves. Restored water and found that backflow is not dripping at this time. If it happens again, I recommend to rebuild or replace backflow. Recommended to replace shark bite couplings with pro press.

Arrived on site and proceeded to install to customer supplied toilets. I started by removing the current toilet in the master bathroom. Install it was removed. I found a flange is in good condition. Set an installed glacier bay Customer supplied one piece toilet. I then proceeded to remove toilet from upstairs bathroom. Found that the flange was broken. Proceeded to install a repair flange/Halfmoon. Installed new 10 inch American standard customer supplied toilet. Tested both toilets for leaks and function, tested ok at this time.

Spring maintenance 2 systems. Refrigerant checked ok. Cleared drains. Found a weak capacitor on upstairs blower motor. Replaced with clients approval. Recommended hard assists for each outdoor unit and installed with clients approval. All other electrical checked ok. Home has a full house surge protector.

Preformed a 1 system Ac maintenance, during this visit I flushed the drain line, check temperature split. I’ve also checked refrigerant pressures. Blower in upstairs system seemed dirty so I recommended a duct cleaning. Her daughter was in charge of the AC so he said he would let her know. Visually inspected all wiring and checked electrical components. Chemically washed the outdoor condenser coil for better efficiency.

Arrived onsite found hose bib mounted on a 4by4 on side of pool deck along fence with galvanized piping leaking underground. Excavated area and found 4by4 poured with concrete underground . Had to bust up concrete footer for post. Removed concrete and post and found leak on galvanized fitting. Cut out all galvanized piping. Installed new 1/2in shut off in box. Pipe new bib with pex. Re set and secured 4by4 post. Mounted bib and new pipe to post along with insulation for protection. Restored water and tested. Backfilled excavation area and groomed landscaping best I could. Painted post black to match fence and help blend into the scenery so it didn’t stick out.

Spring maintenance 2 systems. Refrigerant was a lb low in each system. Added at customers consent. Also found a capacitor going bad for the upstairs ac and replaced. All other electrical checked ok. Recommended a uv bulb assembly for the downstairs. We will order and return to install.

I arrived on site and met with the homeowner. He explained that the waterline ruptured inside the crawlspace at a Tee fitting. Upon further inspection, I found customer was on well water, and the corrosion from the mineralization caused the failure on the brass tee. After receiving authorization, I cut out the existing fitting and replaced with a plastic PEX tee fitting. After customer restored water to the home, I tested and found no leaks on the repair at this time. While on site, customer asked about the potential for future problems and requested an estimate to return and replace all brass fittings in the crawlspace with plastic fittings. I will follow up with the service manager and provide pricing at that time. After cleaning my work area, I collected payment and left the site.

Strongly recommend air purifier for wmeach to prevent spreading into duct system. Declined for now and he will speak to his wife about it.
