First floor bathroom in hallway. Leaking at spud when flushed. Shit water off and removed spud. Installed new spud and reinstalled flush valve. Turned water back on and tested, flushing multiple times. All good at this time

Water damage showing up in kitchen ceiling below master shower. A remediation company had already been out to cut the ceiling and start drying it out. By looking at the shower there are multiple cracked tiles and missing grout, mostly on the bench, the shower head is pointed directly on to the bench. Ran water directly down the drain and checked Downstairs for leaks. Did not see any water showing up. This will be an issue with the tile in the shower and does not appear to be plumbing related.

Arrived on site and Miss Elliot showed me a spot in the kitchen cabinet that they thought was a water stain. It turned out to be spilled dishwashing liquid. I still tightened all the slip nuts on the drain. She also pointed out that the repair people had not fixed a chip on one of the shelves in the kitchen, also they did not caulk the crown molding in the foyer and failed to paint the entire ceiling to match. This information will need to be passed on to Terry.

After restoring water to the pool house, a new leak was discovered over the kitchenette. After turning water off to the building, I found a small split 1/2 cpvc pipe immediately above the kitchenette. After cutting out broken section of piping, I replaced with PEX. I also rerouted the line around a rafter to remove additional torque on the line and to appropriately install piping insulation. After restoring water, I tested and found no leaks at this time. After cleaning my work area, I left the site. Note: this leak is most likely attributed to the recent freezing weather. Due to the volume of water at the previous repair and the needed time for the glue to dry, we did not restore the water immediately after the previous repair. Upon returning to restore water, it was discovered at that time.

- Supply material needed to repair urinal - Remove and replace parts - Test 2/6/25 - arrived on site and met with HOA rep. After restoring water, I isolated the urinal on the right as well as the middle men’s room faucet. I remove the existing diaphragm from the urinal and installed a new diaphragm in its place. After restoring water and adjusting flow rate, urinal is operating properly at this time. Next, I removed the existing cartridge and metering assembly for the middle faucet and replaced with new components inside the faucet body. after testing, faucet is working properly at this time with no leaks. While on site, the kitchen sink appeared to be functioning and properly with diminished flow. After removing aerator and finding little to no debris inside, I disconnected the supply and found good pressure at the stops. After reviewing repair options, I am going to provide an estimate to replace a like faucet in the same location. After cleaning cleaning my work area, I Moved onto

Arrived on site and was able to install customer supplied sediment filter for filter system. I also dropped off four pack of filters and charged cost. Lastly, customer will need sediment filter removal tool as there was none left on site so either the customer has misplaced it, or the last technician took it or the original installer didn’t leave it on site as well.

Arrived on site. Customer showed me bathroom located on left side of house that had the glasses fall in it. Attempted to wet vac out glasses and had no such success so I ended up pulling toilet and removing glasses from toilet and after glasses were removed I reset toilet back in place. After toilet was back in place I test operation and caulked base and toilet is now back to normal working order.

Found clean out at back of building holding water. Ran cable machine out about 50 and could not go further. Pulled back cable and found mud on the cable head. Went ahead and called to get the NTE raised, spoke with Noah & Paul. Got the jetter and ran down clean out, went about 65-70ft. Could not clear line lots of mud starting coming back up. We are not able to get clear camera footage to inspect sewer as it cannot be cleared. We pushed the camera as far as we could and located approximately where the break is. Marked area located. It will need to be excavated and repaired.

Technicians arrived on site and tried the code provided (4162) for the pool house gate. Attempted to reach Mr. Beck via call & text with no response. Unable to perform work scheduled today as we could not enter the building.

Performed a 1 system heat maintenance, I checked all electrical. Gas valve that is supplying gas per manufacture specifications, and is working efficiently. Verified that amp draw from the inducer motor and it’s within normal range. System is 18 years old and showing signs of wear and tear on the heat exchanger. The inducer motor is reading low amps and making a loud noise when running. If how owner would like to get some more time from the system I recommend some repairs so that it can work safely. Before going forward with repairs they would like to see all of their options. Ac has the same age as the furnace. Left system off at this time.

Followed directions as given once arrived on site - Located meter in vault, found leak on a union - Recommend contacting the city to ensure this isn’t on them - Attempted to call Sue(PM) twice, no answer - If the city claims it needs to be done by a separate contractor, a quote will be made to repair

We arrived on site and met with the HOA representative. He explained that there was a waterline leaking in the attic space above the utility room. On inspection, we found a 1/2 cpvc waterline that was cracked in multiple locations across a 2 foot span. After receiving authorization, we cut out the broken piping plus additional for good margin and replaced with PEX. As the glue for the transition couplings from cpvc to PEX needed time to cure, I advise the customer to leave the water off for several hours to ensure proper curing. I advised that if he restored water, to do it slowly to prevent additional problems if possible. We also insulated the line again and secured using two hole straps to prevent line from shaking. We will also be providing estimates to return and repair an American standard journal in the men’s room, as well as a Chicago metered faucet.

I arrived on site and met with customers. After assessing valve, it was not clear how to access the cartridge. Tech-support was called, who advised that removing the handle was necessary. After removing the handle, I was advised to pull the rest of the handle off. After attempting to remove, I was unsuccessful. I advised tech-support that I saw another set screw inside the faucet body. I attempted to remove the set, screw, but discovered my Allen key was rounded off and was unable to grab the set screw. We will return on Tuesday to complete repair. if schedule permits, Monday is also available for the customer. Return the following Tuesday and replaced cartridge. This did not fix the problem. We trace the problem to the hot angle stop. After disassembling, we found pieces of gasket inside the valve body. After retrieving as much as we could find, we tested again with a new stem and found, the hot water was still low pressure. This indicated part of the rubber gasket had entered the va
