Arrived on site, unit 759 has no water. A different plumber was here recently and they broke the valve in the ground at the meter. We have another technician coming tomorrow to look at other issues going on. This job will be passed on to the next technician to provide an estimate for repairs.

Arrived on site and spoke with customer at Scott’s collectibles. She informed me that other tenants in strip mall where having the same issue with water backing up. The job is now multiple units and will need to locate a manhole to jet the main. After searching and investigating the property we located a manhole that was over flowing next to FDC hook up on back of building where green transformer is located. Could not locate any other manholes or spots where line can be jetted. Will provide pricing to jet out from this spot. Gaining approval over the phone from April the p.m. we began to pressure jet sewer line. Were able to get sewer line, clear and exposed 8 inch sewer line and flow has been returned back to normal. Informed April the p.m. as well Scott’s collectibles that sewer line issue has been resolved into go back to normal Use on Sewer system To provide a sewer line jetting as follows. - Provide jetting equipment - insert 3-4 inch pipe into manhole and locate trough - I

Arrived to perform ac maintenance. The systems are a 2022 mini split and a 2007 Trane heat pump pack. Checked all electrical components, refrigerant pressures, airflow, cleaned outdoor units and amp draws. At this time all is working well. I would recommend looking into system replacement in near future for package unit as it is past life Expectancy. At this time not interested in estimate.

Arrived on site, pulled the cleanout cap and found that the main line was backed up - setup my 300 drain machine and began to run the cable - first attempt the spade head busted through and just kept going - pulled the cable back with nothing on it - switched heads and attempted again - roughly 35 feet in cable got bound up, tried working the area with no success - torqued cable hard and bent two lengths - put the spade head back on and went at it again - roughly at the 35 feet mark cable broke through and the line cleared - ran water from the hose to help flush debris on down - setup the camera and found that there was dirt and rocks in the line from when the sewer was left open - recommend jetting and cameraing again to clear the line - cleaned up work area, left the site

Camera sewer line from vent stack for kitchen sink - Provide tech and helper - Provide extension ladder for roof - Provide camera footage and locator to inspect any issues - If any issues persist, provide solutions to issues Exclusions: Any work needed outside of scope of project will incur additional charges necessary for work needed Note: Will need smaller camera for work needed. 3/15/24 Arrived on site, homeowner agreed to given quote to proceed with work. Brought camera on to roof using an extension ladder. Began camera recording the vent that leads to the kitchen sink. Found the inlet where the sink ties on, tested and verified. Went further into the stack and dropped to the main that lead to the issue. Found the pipe to be completely rotted out at the bottom. I believe the kitchen drain line runs out to the septic tank. The rest of the house was once ran out to the city main. There is no piping visible in the basement that leads to the kitchen sink drain. Located area of def

Arrived on site, homeowner explained the concerns they are having. Thinks there is mud in the kitchen sink drain line. Tested sink and found no backup but the homeowner would like camera work done for the drain line to ensure no issues going on. Will send an estimate for work needed. Reduced dispatch fee for customer convenience.

Arrived on site proceeded to try and jet line that was backed up and it wasn’t doing anything we came to realize this line was abandoned when we did the sewer line out side not knowing there was a additional bathroom in the house on a whole separate stack so it was over looked had to dig up cast T where the additional bathroom drains in and then dug up new sewer that was installed and cut into sewer and tie in the additional bathroom once done we then jetted both lines down stream and up stream to insure there where no additional back ups or problems we then back filled and cleaned up mess and area to our best ability and left site

Spring maintenance on a 2016 Trane heat pump. Refrigerant checked ok. Coils are clean. All electrical is within specs. System running well.

Arrived on site, met with the homeowner and he shown me the issue going on. When water is ran in the bathroom that was an addition, it comes out in the yard close to the new clean out. Dug around the issue and found an abandoned clean out full of mud. When we ran water again from the additional area, water came up through the abandoned riser. When we ran water from the original bathroom, kitchen sink, and washing machine space water went through to the new clean out that was previously put in. Attempted to snake the abandoned side multiple times to see if I could get it to drain. After multiple attempts I was unsuccessful, there is a lot of mud and buildup in the line. This may need to be excavated and cut out, and then cleaned out. Will talk with service manager on the next steps needed. No charge for today.

Arrived on site, met with Ricky and was explained the issue going on from the tenant. Water pressure is low in the home. Also when the water is ran from either the shower, washing machine the pressure drops tremendously for everything else until the running fixture stops. Checked crawl space and found majority of the piping to be galvanized water piping. I recommend that we repipe the galvanized starting from the meter, moving to the crawl, and replacing with PEX piping. There is already a small section that has been done in Pex already. Will build an estimate for the work needed.

Technician arrived to the home to perform A/C preventative maintenance. The upstairs system is a 2020 Trane heat pump system. The downstairs system is a 2004 Payne heat pump system. I checked all electrical components, cleared drains, filters, airflow, amp draws, refrigerant pressures, and cleaned outdoor units. The upstairs system is running properly with no issues. The downstairs system is low on refrigerant with the low side only being around 20 PSI. I found the capacitor for indoor blower to be below manufacture specs along with no water safety switch to prevent system from overflowing if drain is clogged. I discussed my finding with Mr. And Mrs. Edwards and informed them that the system is in poor condition but normal given age of system. Given the refrigerant pressures I do not foresee the system running through the summer or at least keeping up as it is suppose to. At this time they do not want a quote to replace system but will call us when ready for estimate.

*$99 tune up, customer had $50 off coupon** Technician arrived to perform A/C maintenance on one system. The system is located on the roof and serves the Allstate office on far right. The system is a 2010 Trane gaspack. I checked all electrical components, drain, refrigerant pressures, amp draws, and filters. I found the system to be operating as intended at this time but in overall poor condition given age of system. . I did inform Mr. Thomas that system is going on 14 years old with average life expectancy of a system being around 12-15 years. At this time Mr. Thomas no longer owns building but will replay information to new owner.

Technician arrived to perform A/C tune up. I came across a 2009 Trane heat pump package unit. I checked all electrical components, drain, amp draws, refrigerant pressures, and changed one filter. I found the system to be functioning but compressor is pulling high amps and making a grinding noise. Refrigerant pressures look slightly low. I discussed my finding with homeowner and we briefly discussed system replaced giving age and condition of system. I informed them that we offer 0% for 60 month financing as well for system replacement. They are going to hold off for now and see if they can get more time out of the system.

Arrived on site, maintenance shown me the issue going on. 2 inch PVC leaking in the ground around the ball valve. Roughly 2 feet deep but maintenance does not recommend we hand dig due to the amount of brick and rock in the dirt. They would like an estimate to dig up and fix the leak. Was told to send the invoice through email. Locates to be ace around the orange cone (see pictures)
