Once approved, we will return to perform the following: - Turn water off to home and drain - Cut out existing shower valve - Supply/install new three handled shower/tub valve - Restore water and test Exclusions: any additional plumbing concerns that need to be addressed at the time of service will alter the scope of this estimate and will incur additional charges as needed 3/11/25 - arrived on site and met with tenants. After turning water off, I disconnected and removed existing shower valve. Next, I installed the new shower valve in the same location. After restoring water, I found no leaks on any waterline connections at this time. I installed trim. shower is operating properly at this time. After cleaning my work area, I contacted homeowner about payment, but had to leave a voicemail. We will follow up about collecting payment at a later time.

Hall bath: Contractor replacing Glacier Bay shower cartridge(hot) unable to locate replacement part at local store, on reinstalling existing part, shower continually ran and would not shut off. *Water off to home on arrival. Checked truck stock for replacement cartridge but replacement would non-stock cartridge, also found that seat/spring missing from valve body. Installed new seat/spring, ***on reset of existing parts, shower handle extension was unable to be found to make hot side of shower functional. Restored water to home at meter while purging air, checked for leaks in wall at access panel as well as at tub spout, ***cold side only functional for shower but water back on to home. Recommend replacement of 3-handle shower valve vs attempt at order of parts to repair, per contractor valve to be replaced this coming week.

Master bath: Main sewer clog with back up into tub of usage of plumbing, no exterior clean-outs found, sewer appears to exit mid/side of home and no clean-outs installed to foundation walls. Isolated water to toilet, used shop vac to remove water from tank/bowl and excess water from tub and pulled toilet(***sewage found backed up to top of flange). Used k-60 with 7/8ths cable(retriever/spring head) to clear drain, hit blockage at approximately 10-15’ and continued an additional 15’ as sewer drained. ***On removal of cable, found wipes bound along cable/cable head, snaked drain second time to ensure as much of blockage was removed as possible. Flushed hall toilet multiple times to test function of sewer, water can be both seen flowing out of home from toilet flange and no sounds of gurgling/water flowing backwards could be heard. Reset toilet with new wax ring, restored water to toilet, test flushed multiple times to test function and check for leaks. ****Flooring sagging below/on ri

Arrive for complaint of fan not shutting off. Customer stated that since maintenance fan had never shut off. Checking upstairs thermostat I found fan switch to be an on position and not in the auto position. This will not allow the fan to shut off. Check system out to make sure there was nothing else going on and verified heat kit was working properly. Also explained what the burn off smell was, and why it was caused due to the heat kit never being plugged in.

Arrive for two system spring maintenance on 2019 split Trane and 2008 York package unit. Cleared drain lines, inspected blower compartments and housings. Temperature differential is within 18 to 22°. Both dual run capacitors tested within range. Both start kits are working properly. Refrigerant charges looked OK with outdoor conditions. Outdoor temp was 43 and windy. Condenser fan motor on package unit was making a ticking noise when running in low speed with fan handler on. Did not hear noise when fan was running at full speed. Going to offer replacement just to be on the safe side. All other electrical tested within the manufacture specs. Left system running. . Renew membership next tow visits are prepaid.

When we arrive, we contacted the manager the store she gave us permission to proceed to unclog the manhole and then she got a phone call from somebody above her and told us not to do it to completely stop pack our stuff up and leave that we was not getting paid for our time The manhole is still clogged. We tried to call the PM of the building to get approval from her to unclog it and then we found out once we called the office that Leonard unclogged it just a couple days ago and recommended for the bottom of it to be pumped out because it was full of sludge, it is still full of sludge and just about anything else you can think of that would go down the toilet is also in the manhole Tank water was able to get it to drain slowly, but it is still clogged

Arrived on site and spoke with Scott in the collectible store who told us what was going on. We found that the manhole in the rear of the shopping center was overflowing. We use a pipe and found the outlet of the manhole, ran the Jetter through the pipe and was able to clear the drain. This man hole is full of solids and should be pumped out as soon as possible. We checked the toilets and Roses and everything is draining as it should at this time. Could not run camera due to all the solids in the manhole.

Arrive for one system file maintenance on 2019. Split your heat pump. Tested auxiliary heat strips and found them not to be plugged in and the system running on factory wire harness. Plug strips in and verify they’re working. Also noticed one zone damper motor is getting stuck and not opening all the way. Going to recommend replacing. Condensing unit is on the roof. Dual run capacitor tested within range. Defrost tested good. Refrigerant charge looked OK. Contactor has lots of pitting and charting. Going to recommend replacing, also going to recommend adding a hard start kit.

Arrived on site and met with tenant. While on site, I saw small puddle next to bathtub. I inspected the opening created yesterday and saw water where the cold line penetrated the bottom plate. We attempted to run water through the tub spout. The cold would not turn back off. after turning shut off valve off, we removed the stem and found that the brass screw had been broken off, a mis-sized washer was at the end of the stem, and there was a large Nick and the seat of the valve. We were able to replace a washer and install the stem. After restoring water, we tested finding no leaks at this time. We are recommending replacing the shower valve. attempted to contact homeowner, but was unable to at this time. Left voicemail at contact number. Will provide estimate to replace shower valve at this time.

I arrived on site and met with the tenant. After assessing the problem and locating a small leak on the 1/2” cpvc line feeding the tub, I contacted the homeowner. After reviewing repair needs, I was authorized to perform a difficult to access waterline repair. After turning water off to the home and draining, I completed the repair. After waiting for manufacturers recommended time for glue curing, I completed the repair. I restored water to the home and tested. No additional leaks were found at this time. After cleaning my work area, I collected payment and left the site.

Performed heating and maintenance on one system. Checked airflow, gas, all safety systems, thermostat, and all functions of the heating system. System is heating at this time, but with sub optimal offering. I recommend replacing the system due to age and wearing.
