Created a proposal for a 3.5 ton heat pump, discussed all options with the homeowner and what the system will include. Homeowner signed the proposal on site and I helped the homeowner with the finance application, the bank wanted to speak with the homeowner and will give us a call once the credit application goes through.

Performed one system maintenance at this time. System is running great with no issues today. However, found the the outdoor unit contactor is very pitted. Recommend replacement of the component under part warranty with no labor at this time; homeowner approved while on site. Replaced and tested contactor at this time. Spring maintenance 1 system. Refrigerant checked OK. Coils are clean. All electrical checked OK. System is on the roof. System cooling as it should.

Spring maintenance 2 systems. Refrigerant pressures checked ok. Cleaned outdoor coils. All electrical checked ok. Added a surge protector to the upstairs outdoor unit at clients approval. Found growth on the inside of the downstairs air handler. Client decided to just have it cleaned for now and not go with air purifier. Changed customer supplied filters.

To provide repair to a leaking water service line as follows. - City Utility locates - Provide trenching equipment - Shut down water to location - Run new water line - Restore water - Test - Backfill excavated area - Seed and straw location - Clean up location Exclusions: Any landscaping grass, bushes, plants, trees, or mulch that may need to be removed to make improvements from leak are to be replaced by others. If there is any irrigation lines or wires at location that are not marked and get damaged will be responsibility of client. If any asphalt or concrete needs to be removed for repair process it will change scope of project and incur additional charges. Arrived onsite and hand dug up at meter, we traced the line and found it entered under the front porch and ran to center of home. Rather than dig it up under the porch, we located,it outside of porch, made a new penetration on right side of home. We ran the line into home from new hole with sleeve and sealant. Used puller

One system ac maintenance complete. Checked mechanical and electrical components, Freon as well. Cleaned drain trap and outdoor coil. While troubleshooting the issue we found a bad pressure switch that is shutting off the outdoor unit and it needs to be replaced in order to fix the issue $1487 plus tax. Also found drain line with a bow in it not allowing water to flow and drain properly. There is no safety switch in place to shut the system off if the drain line ever completely clogs and water leaks into the pan. I recommend modifying the drain line $201 and adding a safety switch to the system $201. Also, two of the five damper motors are making a rough sounding noise opening and closing which could be a sign of failure soon, to avoid failure we could also replace these as well $1122. Homeowner is at work at the moment and will reach out to us soon

Arrived on site and found that shower pan is leaking through sub flooring. Found no issues on PVC drain or waterlines at this time. Found issue to be with shower pan recommended to call contractor out.

Arrived onsite found leak no longer active. Maintenance replaced cloud water angle stop day before to fix leak. Kitchen faucet is in bad shape and needs to be replaced. Other than that no other leaks all checked out.

Highly recommend the following items: First floor: 1lb r410a refrigerant, replacement of the motor start switch due to pitting, adding start assist device to improve system and compressor operation. Second floor: 2lbs r410a refrigerant, adding start assist device to improve system and compressor operation. Mother in law suite: Add start assist device. Homeowner would like to hold off on the leak search because he didn’t know a coil would have to be replaced when we found the leak. First time speaking to the husband was today.

I have successfully created a proposal while On site and went over all the options with MR. Mingo. Homeowner has signed the proposal on site. Homeowner will try and get a personal loan and give us a call back. We will hold the proposal for 15 days total.

Performed three system at maintenance today. Sent over estimates to homeowner so she can discuss which route they want to take. I will call the homeowner tomorrow to follow up.

I arrived on site and met with staff. They took me to the men’s and women’s restroom, where both toilet handles appear to be broken and/or malfunctioning. No leaks were found on other toilet. After receiving authorization, I replace toilet handles on both toilets and found them functioning properly after testing. After cleaning my work area, I collected payment and left the site.

Found pressure switch port rusted off inducer motor. Replaced inducer under parts only warranty. 2 screws were so rusted and stripped out they needed to be drilled out to get old motor off. Tested new one and heat is working as it should now.

Main sewer stoppage, sewage runs in the back of the house in the backyard. About 2 feet from the house there is a 6 inch cap and at that point down in the clean out cap paper was clogged up backing up the sewer in the house. Once that was cleared be able to see what was clogging up there is a sewer backflow fitting that The flapper came off and making the sewer back up on the backflow. Was able to use my shop vac to suck out the flapper that came disconnected from the backflow/ check valve. About 20 feet in the yard there was another cleanup that had no clean out cap installed clean out cap on the sewer pipe so no debris will fall down into the sewer. Put the parts in a bag next to the AC unit of the check flow, The check flow is about 5 feet in the ground could not reach to able to put the flapper back on too deep. Will talk to my supervisor about how we gonna do this or it needs to be dug up and replace. At this time sewer system is flushing well.
