Plastic male threaded pex adapter broke off at well tank inside of utility room. Removed broken section of fitting from ball valve and installed new brass adapters and connected to existing pex piping. Restored wat and checked for leaks, no leaks at this time. In upstairs hall bathroom, bath tub drains very slowly. Removed pop up assembly from over flow and removed large amount of hair. Reinstalled drain assembly and ran water to test, drain works properly at this time.

Arrived on site and met with customer and we discussed issue at hand with prior plumbing company having a clear mainline two times from two different locations over a 2 to 3 week span. After the second clearing everything is now been clear for over a week and a half, and that clearing was done from crawlspace from test tee going back up the pipe. I did a inspection of crawlspace, and what was left open that I could see in ceiling and most of the fittings show no primer was used in a lot of the fittings when they join to piping is starting to show signs of leaking. I discussed next steps option, which would be to get estimator out to provide full estimate for sewer replacement for house, as well as possibly replacing all of the pex waterlines at the same time.

Arrived onsite; water heater in storage closet had been leaking. Started this morning. Water heater was leaking from the base. This is unrepairable. Gave quote to replace 50 gallon electric water heater. After getting approval I went and picked up a 60” inch electric ao smith water heater. Drained down water heater. Furnished new water heater. Once old one was drained, I removed from water heater stand, cleaned the stand off of any water, and set new one on top. Tied in water lines, and electric. Bled tank of air, once full, I turned on power. Cleaned work area after confirming no leaks.

Arrived onsite; homeowners had some concerns over water pressure. They noticed a change of pressure when other fixtures would be used. Pressure was just under 80 psi. Turned the pressure to its max of 80. Homeowner has removed flow restrictors from every fixture. I noticed the main service feeds the house at 1 inch, line inside crawlspace through the house chokes down to 3/4. This could have an effect considering the size of the house.

Sold a dryer vent cleaning at this time. Dryer vent was 14’ high. Was able to clean dryer vent with no problem. Home owner declined our maintenance plan at this time. They have a membership plan with Andy Lewi.

Performed one system eating maintenance checked capacitor checked blower wheel checked burner tooth and heat exchanger cleaned flame sensor tested all safety switches system is working as intended

Arrived on site and was shown the toilet off the front door and had slight rock. I was able to shim the toilet on left side and caulk around the base to secure the toilet in place and is now rock free. Next I went to basement and inspected that toilet the moisture is due misfire and a strong smell for pee. After inspection I found no leaks on base and no action is needed at this time.

Arrived onsite; kitchen faucet was leaking from the spray hose connection. They had bought a faucet and were interested in possibly replacing the faucet. Faucet was for a lavatory. Was able to prevent faucet from leaking. Toilet seat was also loose and tightened that up.

After arriving on site I installed a customer supplied disposal and when I hooked it up it didn’t work. I tested the electrical wires and wasn’t getting enough power. I still hooked up a disposal as normal and left the wires with wire nuts on them and the switch off.

. Performed heating maintenance on one system. Checked blower motor, inducer motor, flame sensor, gas, pressure, amps, capacitors, electrical and safety systems, and overall function of the heating system. Amps on inducer motor are slightly high, and I noticed microbial growth formed in supply duct. Recommend, replacing inducer motor and installing Remi halo LED to the air in the home

Arrive for four system fall maintenance. One 2022 split heat pump Trane one 2005 Trane furnace. And two 2022 York furnace. Tested auxiliary heat strips. Run capacitor on blower motor tested within range. Refrigerant charge looked good. Dual run capacitor on outdoor unit tested within range. All other electrical tested within manufacture specs. Defrost tested OK. On furnaces, clean flame sensors. Inspected heat exchanger, older 2005 furnace has lots of heat stress and surface. Rust in the heat exchanger. Inspected blower compartments and housings. Checked and adjusted gas pressures. Tested all safeties. All other electrical tested within manufacture specs. Left system is running. Didn’t notice that all three regulators on the gas furnaces are from 2005. Average lifespan for regulator is around 15 years, and these are going on 20. Would recommend replacing, also recommend replacing humidifier pad on first floor unit

Arrived on site and confirmed that the downstairs office bathroom toilet was clogged. I gained approval and ran auger in Toilet and I was able to restore flow to toilet. I did not retrieve any objects that were the cause of clog. I did also test with heavy amount of paper and toilet is back normal operation.

Returned to replace txv. Removed refrigerant from system. Replaced expansion valve. Pressure tested and pulled vacuum. Recharged unit, system is operating properly at this time. Covered under 10 year parts and labor. Brian return with TXV.

Returned to recheck system and complete maintenance. Cleared drain line, inspected blower compartment and housing. Dual run capacitor outdoor unit tested within range. Refrigerant charge looks to be a bad expansion valve. My head pressure was going up to 500, I removed the sensing bulb from the suction line outside of the cabinet and the press is dropped, but then they rose back up to 500 again. I removed some refrigerant and left bulb Off suction line until we replace expansion valve. Has 10 year parts and labor. Tried to perform a cooling maintenance on one system. Upon working on the maintenance noticed the temperatures were not correct. Further investigation showed the coil upstairs and the coil and compressor Downstairs to be frozen. The system will have to thaw out overnight and someone come back tomorrow to figure out where the leak is and try to fix it.
