installed new water service from meter to house, trenched line with ditch witch, backfilled and tamped, installed new shut off valve and pressure reducing valve in irrigation box at house, for easy access to shut off, installed pex line in crawlspace bypassing the last galvanized line still there, now all piping is new. replaced hosebib in front of house. We then returned pressure to the house and checked all new piping for any leaks all piping is good at this time. We also checked the meter and found it was still slowly spinning we checked all fixtures in the house and found a fill valve that wouldn’t stop running. We replaced the fill valve and meter stopped all work is completed for today.

We located the clean out under the porch in the back of the house and tried running water down it and it filled up with water. We ran the jetter down the line and cleared the blockage within 20ft of the house and we ran it all the way to the man hole. We then ran the camera down the line and found that the same spot that the blockage was at there are roots growing into the line we located this section it was 2 1/2ft down. We ran the camera out to 60 ft and discovered a clean out coming up on the camera we probed to try and find it in the yard but it is deeper then the ground level. We ran the camera the rest of the way to the man hole and discovered roots 3ft away from the man hole this section was 3ft deep. We checked the house pressure as well and house pressure is sitting at 130 we went in the crawl space to assess the piping to see if we could install a prv but the main coming in is galvanized and goes half way under the house and adapts to pex with half inch fittings.

Customer stated no cooling in home. Upon investigation noticed capacitor on outdoor unit was bad and not letting system run. Replaced capacitor under parts warranty. System is cooling within limits at this time.

Upon arrival homeowner stated there was no cold air blowing. After further investigation found a failed dual capacitor/ also a failed compressor. Unit is a 2006, homeowner would like to get a estimate on a new system after they return, they will be leaving for a week. Homeowner signed up for a membership as well.

Spring maintenance 2 systems. 1 newer trane and a 5 year old variable speed trane. Refrigerant checked OK. Coils are clean. Washed outdoor units. All electrical checked OK. Found dead mice in electrical compartments. Added a surge protector on each outdoor unit. Also added an air purifier to upstairs air handler. Client is going to buy his own filters. Systems cooling as they should.
