Met with site contact Johnny and looked at mixing valves that are not working properly. Will estimate for new cartridges. He also wanted to add re-piping copper lines to mixing valves and replacing ball valves.

Performed a one system cooling maintenance. Checked the blower amps and inspected all ductwork as well as got a temp split. I checked the Contactor and capacitor and also compressor and fan amps. I also checked the refrigerant charge and cleaned outdoor coils. Disconnect box was in good condition. Made recommendations for a Ss2 water safety and also a surge protector.

Arrived on site, customer showed me to basement bathroom, delta cartridge was leaking. Removed trim, replaced delta cartridge. Put trim back on, tested thoroughly and everything is working properly and leak free.

Perform cooling maintenance on one system. Checked refrigerant levels, airflow, safety system, and drain, thermostat the proper operation, and all functions of cooling system. Noticed microbial growth formed in supply duct also noticed no secondary safety or main safety for drain in case of water emergency. water safety for drain line and secondary and also recommend indoor air quality product to eliminate growth

Returned onsite instantly seen leak to small to perform electronic leak detection. Access manifold in bathroom wall behind water heater. Shut down water cut cold lines on manifold. Found water to drop out of one of the 1/2in copper lines. Capped line. Restored water and tested. Meter no longer moving. Inspected entire building and everything has water still. No idea what line fed. Inspected meter again. Still confirmed no movement at meter. Repaired a toilet fill valve and also a toilet flapper.

On arrival customer would like both their water fountains replaced at the pool house they would like multiple options either Taylor Halsey or Elkay pictures provided on jobs. We’ll get quotes together for us providing parts vs customer supplied

Arrived onsite; bands holding drain underneath 3 compartment sink together came apart. Did not seem like they were even tight to begin with. Removed and seated drain and bands. Used 5/16ths bit and impact gun to tighten as much as possible. Tested with lots of water. No leaks and draining well.

Arrived on site, located Cinnabon in the mall - there is a puddle of water in front of the ice machine every morning they come in - water felt ice cold - began investigating and found the lower ice machine to be leaking pretty heavily - informed employee of findings and what to expect - management will need to get a new ice machine

Arrived on site met with Randall, they have noticed the ground by the staircase by the loading dock being soggy - checked water meter, there is slight movement without any fixtures running - the manifold coming up from the concrete is centralized in the water heater closet by the bathroom - shut off incoming water supply to eliminate possible exterior leak - meter stopped moving - restored water and shut off hot water supply - ensured no fixtures were running or dripping - water meter continued to spin - estimate provided for commercial leak detection

Arrived to the customers home to perform a three system heating maintenance. I cleaned flame sensors, clean pressure switch ports, performed a carbon monoxide test at the burners. I also check inducer and blower amps as well as got a temperature split. I checked heat strips on the air handler as well as blower capacitor and blower amps. I also expected all ductwork to ensure it was properly sealed and hung. Checked refrigerant charge and defrost as well as inspected contactor and checked the 35/5 MFD capacitor. All three units are heating properly at this time with no issues.

Returned back out to perform a leak search to find where the system is leaking. After a thorough search I got minimal hits on the evaporator coil. I also noticed significant biological growth on the evap coil and pan, recommended a reme halo. Quoted homeowner $3272+tax for coil replacement and homeowner would like some time to think about it.

To provide repair to a leaking water service line as follows. - City Utility locates - Provide excavation equipment - Shut down water at location - Excavate area where leak is showing up - Make repairs to section of piping exposed - Restore water - Test - Backfill excavated area - Seed and straw location - Clean up location Exclusions: Any landscaping grass, bushes, plants, trees, or mulch that may need to be removed to make improvements from leak are to be replaced by others. If there is any irrigation lines or wires at location that are not marked and get damaged will be responsibility of client. Arrived to homeowners home to investigate the heat pump short cycling. Upon arrival I called for heat from the thermostat system came on for 3 to 5 seconds then cut off and repeated this cycle over and over. I started to check the low-voltage wires and as I started checking, I noticed that the orange wire to the reverse and valve had a short, which was causing the heat pump outside to cut on and off. After addressing that issue, I checked the refrigerant charge and it was almost all the way empty. Advised homeowner that we need to conduct the leak search and homeowner approved. Per Service Supervisor The part has been approved no charge due to warranty expiring. Customer will still have to pay labor.
