Performed one system spring maintenance on 2018 split Trane variable. Cleared drain lines, inspected blower compartment, and housing. Drive test passed. Topped off refrigerant from coal replacement. We did in the winter. All electrical checked with manufacturer specs. Chemical washed condenser coil, no recommendations at this time.

Perform two systems spring maintenance One 2017 split Trane and one 2016 split Trane on Carrier furnace. Clear drain lines, inspected blower compartments and housings. Checked Coils for cleanliness. Refrigerant charges look good. Dual run capacitors on outdoor units. Both tested within range, all electrical tested within manufacturer specs. Contactors are nice and clean, chemical wash condenser coils. Recommend adding hard kits to add to the compressor Add hard start kits to both units

Upstairs hallway, bathroom toilet needs to be rebuilt with new fill valve, flapper, and supply line. Master bathroom, left hand sink needs to be cleared from debris in pop up assy. Basement bathroom needs pop up as pop up is broken. After approval, I was able to unclog left hand sink in master bathroom to return flow to normal. Was able to install nonstock item for pop-up assembly in basement sink. Able to replace slip joint washers underneath lavatory sink on second floor and was able to replace flapper and fill valve on the toilet in the second floor hallway.

On arrival system was in low pressure cut out. Found EV stepper motor not fully seated on EEV. Reattached it and zip tied it in place. Tested system operation and it is working as it should. also performed spring maintenance while on site. Clear drain lines, inspected blower compartments and housing. Ran drive test and it was OK. Chemical wash condenser. System is running properly at this time.

After arriving on site the customer showed us the toilet that wasn’t flushing correctly in the master bathroom. After a thorough examination we found the flapper needed to be adjusted to the proper chain length so a sufficient amount of water could be let into the bowl to flush correctly.
